Whats you best way to find listing leads?

I generally work with buyers.  I'm in the process of putting team together and looking to get back into working the listing side too. I have another agent working with me and we are putting together plans for listings and buyers.  I will be the physical side of the team... dealing with most of the phone calls and doing all the face to face meeting and she will be doing all the paperwork and dealing the the appointments, coordination's, marketing and closings.  
What are your best ways to generate leads?  Who else is working as a team and what can you recommend/suggest?    Im into Multi Family transaction and she is single family homes.  I think when we get our system up and running full steam that we are going to be a great team.

I'm struggling with finding more listings right now, too. It's a thin market down here right now and listings are scarce. I'm parked to read and learn.

Steve: You have to think 'out of the box'. Every competitor is calling expired listings. Going to the front door I believe will give a lasting impression, although much more time consuming. Good luck!

I did the door knocking years ago when I first started with no success, but then again I didnt know what to say with confidence.  Im thinking of diong the door knocking.  Actually, I promise you guys that we are going to do it.

Steve~ Although we marketing to expired listings, our phone isn't ringing. Most of our recent listings have been referrals. In the past, our most successful marketing strategy for listing has been geographic farming.

Frankly I have more demands on my time then talking to FSBOs (who often think they know more than you and dont value our services) and expired (who often have a bad opinion of agents in general). I live in Wenatchee and help people buy and sell homes her every day. My listings are down right now too (coincidentally my sales leads are way, way up). Every time I get in that position I go back to what works well and what we forget when we are busy. One to One contact with friends and clients. It is such an obvious way and we all get away from it time to time. A referral is the best lead you can get. But to get referrals you have to be relational based not transaction based. I spend probably eight hours directly a week making contacts, writing note and dropping by clinets. Yesterday I placed a three minute call to a client that I had not talked to fro about a month and he told me he was glad I called. His dad wants to sell and buy something smaller and closer in... I think that is a home run based on a short call but also years of cultivation. It isnt accidental.
