For the period from February 29, 2008 to March 29, 2008, the residential real estate market for most of Humboldt County California, Arcata, McKinleyville, Eureka and Fortuna continued steadily along with homes selling in all regions of the county. From the table above, there were 680 residential active listings in the month of March 2008 and last year, there were 698 active listings in the entire county of Humboldt. So overall, there is a difference of 18 more active listings last year when compared to this year during this time period. In both years, the South County, or Eureka area, contained more active listings than any other area. In 2007, 46 homes sold in Eureka during this time versus only 23 homes sold this year. Overall, there were 107 residential listings sold in 2007 and only 66 listings sold this year in the entire Humboldt County. The average sales price for homes sold in Eureka during this time last year was $335,876 and $316,280 this year.
As you can see, homes are selling and the variance is not as drastic as we might think, considering all the media hype about home prices falling and the marking slowing down. The market is slowing down, but when compared to statistics from last year, not as drastic as one would think.
