Writing a local Lake Ridge Virginia real estate blog allows me to connect with individuals who are seeking answers to their real estate questions.
This week I had several callers:
One caller called to ask about VA Zero Down home loans.
He asked. "Is there any other way to buy a home with a Zero Down Payment? I bought my first home with a VA no down payment loan and it was great. What is out that there that allows someone like me with good credit to do that again."
I asked him a question. I said did you sell that home? He said yes, but I let someone assume my VA Loan so I can't use that again. I said, are you sure? He said...what do you mean. I said if it has been years, most people sell homes every seven to ten years. Maybe the home has been resold. He said, if has does that free up my eligibility. I said "Yes Sir it does!" He said...WOW. Let do some checking.
Turns out he has full VA Eligibility and can buy a home here in Prince William County Virginia with a zero down home loan. That was one happy caller on the other end of the phone!
Another caller had a very interesting question.
He said, "Peggy I have been following your blog for some time now. I have a question? I own a piece of land in the area that I want to build a luxury home on. The county was cleaning up their records and decided to change our address. So now we have the tax record for when we purchased the land years ago and now the land has a new address. Will this affect value as we get ready to build a home on it."
My answer based on that I could see was no. I also was able to share with him information that could affect the value of his home. There are two new projects just under construction now in the Lake Ridge Virginia area. Both are building luxury homes beginning in the upper five hundred thousand range. So he will have some competition.
Another caller called and hung up and did not leave a message. I Googled the number and noticed it was another Realtor from California. When I dialed the number a woman answered.
She was in the Virginia area and was planning on connecting with a few realtors so network with so that she could refer people. She was quite surprised when I called her by name. Remember she never left a message. My Google Search told me who is what and what company she worked for. She then said she was sitting in her car in Richmond Virginia and when she was doing a Google Search, she kept finding me. Now that's proof blogging works.
Another gentleman called. He said, I found that you have a really nice house in listed for sale in Idlewild in Fredericksburg. We talked for a bit. He said, somehow I landed on your website. My daughter is in love with that community. I think we need your help. We do not want to spend over three hundred fifty thousand dollars. Is that even possible? I said it sure is, if your daughter will consider one of the detached garage homes. He gave me his number and said let's set something up to go see some of these homes.
