Month of July 2014 – The story remains the same as in recent months. Sales volume is down 25% compared to last year, but sales prices continue to move upward. Average sales prices were up 26% and median sales prices escalated to 30% above one year ago. Entry level and high-end homes also saw more modest increases of 9% & 8% respectively. Looking ahead to August,there are 31 re-sale homes currently contingent or under contract/pending, compared to last year’s 46 sales in August 2013, so it appears July 2014 will have a 30% shortfall in volume sold.
Year-To-Date July 2014 – With consistent month-to-month results, the YTD numbers don’t change very much. Sales volume is down 30% compared to prior year, but consistent with a normal year’s unit volume. Average selling prices are up to $274.3k nearly a 20% increase over one year ago. Home buyers looking in Sun City Texas are faced with a tough reality that things cost more than last year. Home sellers in Sun City Texas are enjoying strong prices despite the lower volume from a year ago.
