A Creative Solution to a Challenging Yard in Cardiff

Walkway for easy access in a tough yardSometimes a home is sited in a difficult spot which may make the yard, or the home itself, inconvenient or downright tough to live with: a steeply sloped site, for example. This can make a home more difficult to sell, even if there are other features, such as an ocean view, that make the property valuable.

Here’s a creative solution to one such problem in a beach house in Cardiff, which adds to the outdoor living space, minimizes stairs, and provides easier access to the main living area of the home which has dramatic 180 degree ocean views. And it provides some creative solutions that homeowners, or potential buyers, can take to heart with difficult yards.

Another view of the walkway in Cardiff homeAs with many Cardiff properties built on the hill overlooking the ocean, this home is an upside-down (reverse floor plan) house, with the main living area upstairs to take advantage of the views (along with the master, fortunately) and the remaining bedrooms on the lower level. The difficulty lies in the site – access from the garage at the rear of the property was down a stairway, then into the house and up more stairs to the kitchen. Not too bad if you like climbing stairs regularly, but a bit inconvenient.

View from lower garden areaThe solution was to add a rear upper deck with new entrance to the kitchen, and a raised walkway connecting the deck to the garage. The owner can now walk from the garage into the house without any steps. The new plan also provide for added entertaining space with the upper deck and a charming enclosed patio outside one of the lower level bedrooms.

By the way, the home is now for sale (not my listing). But if you have an interest, let me know. The ocean views are 180 degrees and terrific, and you can walk to the beach/downtown area in about 15 minutes (under $2 million).

Seaside living doesn’t get much better.

Jeff, a friend of mine did almost the same thing with the house they built here in Middletown Connecticut.  The only difference that I see is that they had a detached garage on the upper level with a bridge like walkway to access the house.

Jeff, great ideas for solving a common problem with beach houses.  I'm at LAX heading back to NC.  We had a great time in San Clemente...love the old Spanish-style homes and quaint downtown!  Next time I will plan more time for a visit to Carlsbad!

Barb - thanks. Their investment in these changes add so much value to the property. Before, everyone who viewed it thought the property very difficult to use, and access to the home tough, especially for those with any physical problems.
