There's a lot of advice out there on the net when you're thinking about buying a home in Blue Springs Missouri. Tons of blog articles about how to purchase, when to purchase, negotiations, and various and sundry other ideas about real estate and mortgages.  So we thought we'd put together a quick little list that will help you with your home loan and real estate process!  We'd call them secrets, but they aren't really secrets, more simple things that most people wouldn't think of when it comes to mortgage loans and buying a home.

#10 - Don't move your money!

When it comes down to it, having money in your accounts and being able to trace it all is very important for lenders (especially for us, because we like to keep away the stressful stuff!)  So we reccomend not moving money in and out of your accounts or from one account to another.  When your home loan lender looks at your accounts that want to see consistancy and reliability - not a constant paper trail. They also want to see that you pay your bills on time and don't go 'shopaholic' and buy big ticket items. In short, they want to know you're going to pay them back for the loan you're taking out with them!

#9 - Get Pre-approved.

Home sellers love to hear that the buyer has been pre-approved for a home loan.  In fact, it can make all the difference when they are choosing a buyer for their home.  It tells the sellers that you are already capable of closing the deal as well as telling you what you can afford and what you can't afford when it comes to house shopping.  So get pre-approved before you even start looking at houses!

#8 - Know Your Lines

When buying a home in Blue Springs Missouri, it's always good to know what exactly you're purchasing when you buy that dream home, we reccomend asking your realtor to help you get a survey or show you where your property lines are, so you can avoid a fight over fencing with a neighboor in the future.

#7 - Going big isn't always the best.

Purchasing the biggest and best house on the block isn't always the best advice, you have to think of re-sale value and a good realtor can help you with that.  If you purchase a house for $250,000 and the houses around you are worth $100,000 then you'll probably have a hard time selling it because your house will not appreciate as much in value.

#6 - The Market always changes.

Waiting for the right time to buy is like waiting to be 'ready' to have kids. It doesn't happen.  The market is in constant fluctuation and trying to wait for the opportune moment isn't going to happen.  The best time to be buying a home in Blue Springs Missouri is when you have the money!

#5 - Don't forget about the other numbers...

Don't focus solely on your mortgage payment but also look at the other numbers, these would be your property taxes, utilities, HOA dues, and be sure to save money for repairs and other sudden costs.

#4 - Don't Date your house.

Buying a home isn't something to get emotional about, be pragmatic and make good decisions.  If you let you feelings guide you, you might end up in some hot financial water, but trust your instincts will often lead you to make a better investment in your future.

#3 - Get Physical with your home.

Don't just trust what the seller and the paperwork say when you're buying a home in Blue Springs Missouri, get a physical for you house.  Paying a home inspector to inspect your new home seems costly, but in the end you'll save more money by knowing about potential problems before they occur and you can often fix them before you purchase the home.

#2 - Trust  your realtor.

When it comes to bidding, you should trust your realtor.  They the professionals and we hope you took time to find a good one, they can help make that low-ball offer you want to make seem more palatable or can tell you when your offer simply won't work, and teach you how to make a winning offer!

#1 - Stake out the neighborhood.

Going to check out the neighborhood during the day and during the night time are a great idea.  That way you can see if your neighbors are out chatting with one another or if everyone stays inside.  You can also check out your commute and see what the nearest stores and other services you might need are nearby!
