When you visit our website you will find lots of listings. With the right search you can find every active listing in our Multiple Listing Service. All the local brokers put all of our listings into this service where we share the information about our listings. We are allowed to show you all those listings through IDX (Internet Data Exchange). But only those listings that are in our MLS will be on our site.
Our office doesn't work in all areas served by our MLS, but still every listing can be found through our site. Every listing entered into the MLS by all the local brokers. If you find a listing on OUR site, it's doesn't mean it is listed by an agent in our office. It means it's listed by an agent who is a member of the same Multiple Listing Service where we all share our listings to give sellers the best opportunity for them to be shown and sold by an agent.
Now what about a listing you find somewhere else that is NOT on our site? You could find it at

- Trulia
- Realtor.com
- Lakehouse.com
- Print advertisent
- Sign on Property
- Another agent's website
That doesn't mean an agent at Lane Realty can't assist you in seeing and making an offer on this property. It means we have to do a little homework. First we make sure the property is still available by contacting the lisitng agent or even the owner if it is for sale by owner. Sometimes it is already sold if you found it on line and they agent just hasn't removed it from various places on line by marking it as sold. But generally speaking most agents even if they are not in our MLS will offer a co-brokerage fee to us. Sometimes people choose to list with a friend/neighbor or family member who happens to be an active agent who does not belong to the same MLS as us.
Recently we had a buyer we were working with become upset because the information about a listing was not on our site. It's not in our control to show listings that are not listed by an agent who doesn't happen to be in our MLS. But of course will certainly will still do our homework and get the information for you. You can get it from the listing agent, but remember that agent is working for the seller, which might be a disadvantage to you.
