Westport, Wilton, Weston Market Trends From 2011-2014 Month to Month
The tri town area of Westport, Weston, and Wilton are sometimes characterized as the "three W's." These three Fairfield County towns all border with one another and enjoy intense scholastic and sports rivalry.
The tri town area of Westport, Weston, and Wilton, a group of similarly priced homes and demographics has had a fairly stable several years of homes prices and numbers of homes sold. Weston and Wilton saw a slight dip in their average prices in 2013, but ever so slight. Westport has had a very steady but slow increase in prices over the three year period.
Interestingly, the number of homes sold was definitely affected by the weather in all three towns. If you look to the fall of 2012, all three towns of Weston, Wilton, and Westport had lower numbers of homes sold for quite a few months. Coincidentally, that was when Hurricane Sandy (September 2012) came through the area and desimated the landscape with downed power lines and trees strewn everywhere. Hurricane Sandy affected each of the three towns equally, but differently. Wilton and Weston had trees strewn everywhere, but Westport had, in addition, the water storm surge along the coast that literally flattened many shoreline homes.
In addition to the dip in numbers of homes sold, there was also an immediate dip in prices of homes sold, as home owners who were about to close may have had to compensate the buyers for damages.
Overall, average prices and average numbers of sales have been very steady, neither a buyers' nor a sellers' market. The interest rates have also fluctuated somewhat with a dip in interest rates, but overall have held pretty steady.
