Why is it so hard to get feedback

Why is it like pulling teeth to get feedback from agents that show my listings?  Isn't it part of our job as realtors to provide feedback?  Today with technology and email, feedback takes literally a few minutes.   Sellers really appreciate honest feedback and it makes my job easier when it comes time to drop the price or make other subtle changes, everyone benefits.   I don't know an easy solution and asking for feedback repeatedly seems to only irritate the agents.   If they would just respond then they wouldn't get bugged!

I'm a feedback lover myself and get equally frustrated when others can't return the favor. Annoying! And in my opinion, makes the agent not returning the requests look less than professional

Hi Troia Team.  I agree.  Part of the problem might come from listing agents that think everyone will buy there home.  I feel I am letting them down.  Honest feedback is a great way to get a price reduction, which is a great way to get a home sold.

I use an automated showing system... and it works great!  It keeps track of who shows it, then sends them a series of emails... If they don't respond to a few, it sends me a reminder to call them.  Check it out at showingfeedback.com - It's free.

I believe the same thing. I think that agents like that just think "Oh well. I am sure that other agents are going to feedback. Why should I take the time? The house is not what my clients are looking for anyway." Thanks, Royal...

I agree.  Feedback is very important to me and my clients.  It's frustrating to have to tell my clients that the other agent wouldn't return my calls (or emails).

i am glad to give feed back if an agent  calls me back and ask.  they need to do it within a 24ish hour period because after showing 10 or more homes in the same price range that are usually similar it gets a little foggy as to which one is yours.  when i don't get feed back after calling i tell my clients that the house just wasn't wht they were looking for.  because sometimes there is no feedback.

I pay to have a showing center set up my showings. One reason is that I LOVE the online feedback forms. Before a showing, the seller and I get online notifications and confirmations of the showing. After a showing, the agent is sent a series of emails requesting feedback. Last listing I sold, had 5 showings in 2 weeks. NOT ONE AGENT replied to the email requesting feedback.... including the 2 agents who showed it twice, and the one agent who wrote an offer. What???? How lazy can you be?

My office started using ShowingDesk a few weeks ago.  It is great.  The agents that will send feed back do as it makes it easy through email.  It also puts the feedback into a report format that is a great way to present it to the seller.  That said I always feel that the not getting a contract submitted is all the feedback that matters.

I have to disagree.   Feedback is a professional courtesy, not a job expectation.  

Your clients are YOUR clients, not mine.  I don't have any obligation to them, or to you.

At the risk of sounding like Donald Trump, I'll stop there.  I do give feedback when I can.  =)

I agree with Ken.

I've had listing agents call me for feedback and I then email then feedback. They then call me again and want to talk to me. OK. I call them and leave them a message telling them I emailed them feedback. They call me and leave a message that they never rec'd it and to call them, not email them. Finally we talk and they are surprised that my buyer isn't interested in their home.  If I'm given the opportunity to email or fax back feedback, I do it every single time. But I've also had agents call me when I'm in my vehicle and ask for feedback from a showing 5 days earlier. I tell them that I don't remember the house (I don't have the file with me) so they describe it: how gorgeous and beautiful and what a deal. I'm like "no describe it to me as in what it looks like." After 5 minutes I'm frustrated.

Because buyers agents should not legally be giving you any feedback.  There have been lawsuits for doing so and the buyer agents have lost!   If they say they like the home that means their buyer is willing to pay for it.  If they say they don't like it it means they have tipped their hand again in negotiations and the seller knows the offer will be low and will brace to hold prices higher.

Feedback is a professional courtesy, not a requirement. That said, I would hope that Realtors would be as courteous to each other as possible. If an agent asks me for feedback within 24 hours of a showing, I will happily give it in a non-committal way. I don't say things like "my clients liked/did not like it". I'll say things like "I think your price is good/low/high" or "I think it needs some staging/depersonalization" -- aka, things I think, not things my buyers may have said. Why? Because those are my clients, and under agency I say nothing about them that could hurt their ability to make their offer in the future.  Also, 24 hours is golden because then I remember the house better. Think of everything you cram into your brain during the day. ;)

Within 24 hours is a must and a picture posted to go along with the feedback request is helpful - agents can't remember every thing about every house and a picture helps to jog their memories.

I personally enter 100-150 homes a week for buyers, renters and BPOs.  If you call me you won't get it.  When I get an email from a professional website that includes pictures it helps jog my mind.  If I remember the property I will put "BPO" in the comments or "thanks for allowing us to show your wonderful home." 

The reason why I don't go out of my way is because I am bound by agency and so are you.  I am not lazy, just believe in agency agreements, plain and simple.

First of all, I work generally as a buyers agent. You are NOT going to hear from me.. Why would I tip my client's hand in that way.  The second problem has to do with the forms I am emailed.  If I don't CHOOSE to answer every question some of them won't send what I do CHOOSE to answer.  Sorry, feedback is on my terms only.  And I don't want any questions about price.  Yet every feedback form i get has question s about whether my clients think the price is appropriate. Talk about FISHING!!!!
