South Pasadena CA Homes for Sale and Real Estate Market Update
This is a recap of South Pasadena homes for sale as well as a recap of sales for July and for the first seven months of 2014 with a comparison to the same time periods in 2013. All statistical information is from our local multiple listing service(mls) as of August 7, 2014.
South Pasadena is a separate city in the San Gabriel Valley of Los Angeles County. It is known for its highly regarded public schools which currently rank in the top ten districts in the state. The small town atmosphere which can be felt in its Mission Street shops, galleries and restaurants, the weekly Farmers Market and the many parades, concerts and celebrations enhance the city. The highly convenient location is another draw for the city which is affectionately known as South Pas.
There are currently 28 South Pasadena homes for sale ranging in list price from $550,000(an approximately 700 square foot cottage) to $5,720,000(circa 1934 estate with over 5000 square feet of living).
Additionally, there are eleven homes in escrow. In July 2014, there were 14 mls-reported closed transactions ranging in sales prices from $823,000 to $3,745,000 with an average sales price of $1,390,921 (median sales price $1,201,500). They sold at an average 106.84% of list price and for an average $623.58 per square feet.
During July 2013, there were 16 sales ranging from $690,000 to $1,750,000 with an average sales price of $1,147,375(median $1,125,000).
For the January through July 2014 time period, there have been 73 mls-reported sales ranging in closed prices from $496,854 to $3,745,000 with an average sales price of $1,167,346(median $1,075,000). They have sold at an average 104.69% of list price and for $625.63 per square foot on average.
In the same seven month time period in 2013, there were 78 transactions. These sales were from $400,000 to $2,700,000 with an average sales price of $1,058,358(median $957,500). The average sold price versus last list price was 102.06%.
A review of my update from a year ago shows inventory of South Pas real estate slightly up for single family homes -- 28 currently versus 23 last year.
