This week’s report on home values for Mission Viejo and surrounding areas homes is prepared by a Mission Viejo Realtor Tim Lorenz. The report shows the Orange County Median Prices for resale homes were up 5.4 percent, for new homes up 14.1 percent and for resale condos down 18.7 percent. The sales volume is down for resale homes 15.0 percent and down 15.9 percent on condos and up 43.5 percent for new homes.
- Mission Viejo Zip Code 92691 sales prices are up 8.0 percent and the sales volume is down 1.5 percent.
- Mission Viejo Zip Code 92692 sales prices are up 5.9 percent and the sales volume is down 17.8 percent.
- Aliso Viejo sales prices are up 6.3 percent and the sales volume is down 20.6 percent.
- Laguna Niguel sales prices are up 3.9 percent and the sales volume is down 8.9 percent.
- Rancho Santa Margarita sales prices are up 15.9 percent and the sales volume down 16.8 percent.
- San Clemente Zip Code 92672 sales prices are up 11.7 percent and the sales volume is up 5.9 percent.
- San Clemente Zip Code 92673 sales prices are up 2.0 percent and the sales volume is down 14.5 percent.
We are seeing the market continue to slow down.changing in small ways. In most of the areas we see that the prices are not going up as they had but some minor moves in number of homes sold shows flat to slight upward movement. Again I would state that we need to watch to understand what is going on in the market.
