I tell my sellers that pictures are the most important thing because it determines how many buyers grace their door.  I don't understand how some agents ever get listings when I look at their lack of photos, blurry photos, etc.

Yvette, I started using IMOTO here in New Orleans. I do own a high level camera and produces great real estate photos. BUT the IMOTO did a great presentation. I will only use a Real Estate Photographer from here on.

It doesn't even have to be "professional" photos but you need good photos. I've seen listings with one or a few really bad cell phone photos expire and then sell when listed by another broker at a higher price with good photos.

I enjoy photography as a hobby and own two DSLRs with several lenses, a mirrorless interchangeable lens camera and a long zoom bridge camera. Loreena Yeo is right about wide lenses. The best decision I made was to finally buy an ultra wide lens. It's an absolute necessity for real estate and it's nice for landscapes too.

Having a pro snap the pictures is a plus.  I take good photos, but I am not a pro.  This is esepcially true on high end homes.  Stagers often have good connections.

I've found that the higher the asking price the higher the marketing cost, which includes professional photos of the property, staging and maintenance. Professional photos are essential especially for interior photos.

You need to have great photos in order to sell a home, but they don't have to be professional photos.  You just need to know how to take the photos.  I use to do photography as a side jobs and even done a few weddings.  I took two rolls of film at a friend's wedding and he liked my photos of most things better than the professional ones.  As I said, you just need to learn how to take them.

Wonderful Comments! Yes, I agree with you all. Photos are everything, professional or non-professional. Online is where we FIRST sell our listings now and if we can't even get a buyer to "oooo" and "awww" at the photos online, we'll never get them to "oooo" and "awww" to the front door.

Pictures can either make or break a listing. I use professional photos for everything, including rental listings. I think that it is annoying when an agent posts a home for sale and only takes one photo of it.

I use a combination of cameras to get the job done. Sometimes the cell phone picture DOES look better than my camera. I always use a photographer for my listings unless schedules conflict, but my photos are always professional in appearance!
