No doubt the VA home loan is the best home loan available. Why? For starters, the buyer does not have to come up with a down payment or pay closing costs and there is no private mortgage insurance premium! Those are the biggest benefits but in addition, the buyer does not have show cash reserves, pay an application fee to the lender and the VA funding fee can be financed. And it can be used to purchase a 1 to 4 unit primary residence.

 

I recently handed over the keys to a buyer (pictured here) to her new home and she got into it for the cost of the home inspection, which ran a little under $400. She is a veteran who took advantage of the VA loan. One of the greatest rewards of being a Realtor is handing over the keys to a buyer to their new home. In this case, that feeling was intensified tenfold because my buyer got into the home for so little out of her pocket.

 

Simply put, the VA loan is the government and society's way of saying "thank you for your service." It is available to veterans, reservists, active duty personnel, and surviving spouses of veterans (based on military entitlement).
