Sales of North Metro Atlanta homes continue to heat up as much as the summer weather. Summertime tends to be one of the hottest times for real estate because families are looking to get any major moves done before the kids head back to school. Let's analyze the North Metro Atlanta real estate stats for July 2014.
According to the First Multiple Listing Service (FMLS), a total of 3900 North Metro Atlanta homes were sold in July 2014. That's a 2.9% decrease from July 2013 sales and a 1.1% increase from June 2014. Even though less total homes were sold, the average sale price actually increased 6.7% (from $278,047 in 2013 to $296,607 in 2014). These homes ranged from a 2 bed/1 bath 1930 Bungalow that sold for $17,000 all the way up to a 6 bedroom renovated Georgian home on 2+ acres in the Buckhead neighborhood of Atlanta that sold for $2,575,000.
The most popular price ranges for North Metro Atlanta homes were between $300,000 and $399,999 and $200,000 to $249,999, with 535 and 512 total homes sold respectively. Together, they made up more than one-quarter of the total homes sold in the North Metro Atlanta real estate market in July 2014. Approximately one-half of all sales last month spent 30 days or less on the market before they went to contract.
This is awesome news for North Metro Atlanta Sellers. Homes are selling relatively quickly, providing you price it appropriately for your neighborhood. Buyers are clamoring to take advantage of low interest rates to purchase their next home.
