As a NH Home Stager I see homes in every possible condition.....some need much more work than others.  No matter what your home's condition is, it's important to make it SHOW READY prior to listing it.  

One of the biggest mistakes home sellers make is listing their home with bad MLS pictures.

Every picture tells a story.   Home buyers are looking for a fairy tale, not a horror story!

A quick scan through the MLS and you find many homes that fall into the "frightening" category, offering nothing but nightmares, literally chasing buyers away,

 It's the well maintained, spacious, and emotionally appealing homes that promise sweet dreams and a happy ending!

As you prepare your house for sale,  keep in mind that buyers aren't looking for houses...

buyers are looking for Happily Ever After homes.

What a way to market your client's property -- geesh!  When will agents like this one learn that photos are going to be one of the main marketing tools to help sell the house?  It makes you wonder if this one was trying NOT to sell it!

Not only does the home need to look good but it needs to be represented properly with great photos.

Oh yes some houses are a nightmare and buyers do want a sweet home.  One pet peeve I have in photos...in the bathrooms, the toilet seat is up...and just this morning saw a new listing and yes the toilet seat was up...no big deal for agents to close it before taking photos.

Kathy:  I often wonder how the seller can allow the pictures that are presented, but as you and I know all too well, some sellers can be their own worst enemy!

Joe:  Not all agents are created equal, some are far more professional than others.

Joan:  I once counted three cats in a mls picture....I couldn't believe it.

Maureen:  This particular picture is not a mls picture, it was taken by me as a "before" shot.  LOL.  There are plenty of pictures like this on the mls though, and for those pictures, I would agree with you!

Gerard:  Must look appealing both in pictures and in person!

Rebecca:  Many share this pet peeve with you....why do we still keep seeing this????

What a great tip Sharon... and I totally agree with you when you say that this is one of the biggest mistakes a seller can make... and what about the agents that posts these things... it's makes me crazy... where are their brokers... Yikes... Great post... Happy Day...

Richard & Beth:  Thank you.  Many agents are to blame for this, and it makes me crazy too!  It doesn't seem possible that the sellers, agent, and broker would all be ok with poor representation of a listing!

I just sold a house with poor photos. I cannot understand why an agent would not put their best foot forward.

Amen Sharon! I discuss MLS photos in every consult I do and explain why they shouldn't have their trash cans out, towels hanging on the stove, valances on the windows, etc.

Dark, dingy and unprofessional photography without the benefit of clutter free staging is not likely to catch the eye of the potential buyer.

Joan:  My neighbor's home was for sale for over a year, no interior pics....actually the only pic was of the front door.  He didn't want people seeing his "stuff".  Not the brightest bulb.  Home ended up being sold by the bank.  Good news is, I really like the new neighbors much better!

When I get a call from a listed potential client I look at photos while we talk and yes it amazing how such a few common sense fixes escape people like the shoes, fridge art and toilet seats, Craazzy...

You're so correct Sharon! The listing pictures are the homes first impression to buyers.  I've seen too many poor quality, bad angles, blurry, dimly lit and unkempt homes in our MLS.
