I Won't Crawl Under Your Home, You Have Animals Living Under There!

I consider myself an animal lover of sorts; pets, wildlife, humane treatment and consumption. I think we can live harmoniously the animals but there are some things that I won't do. Crawling into their home is one of these things.

I was asked to go under a home in Fair Oaks to look for the damage caused by a long term leak. This is not unusual for me, I work in dark, dirty, bug filled areas on a regular basis. But this job was a bit different then this. I noticed some things even before putting on my crawl suit.

I noticed that the access door was missing the screen, there was just a wooden frame. Sometimes the access door will be solid wood but this building was using the access door as a foundation vent for air circulation. The screen door is not too uncommon but it was missing.

As you can see in the photo, there was a trap right next to the opening. This traps are used to catch rodents and such who frequent the area, obviously there was a problem. I drove quite a way to get to this job and wanted to get a look and move on. I didn't have a good feeling about going inside.

Looking into the crawl space I could see activity in the distance. It wasn't clear what was under the home but it was alive. Openings to the crawl space can lead to long term habitation of animals for generations – it becomes their home. It has been my experience with animals that you do not encroach the territory of animals, they will fight to defend it. Scooting along on my belly is not a good position of defense and extremely dangerous.

I chose not to go under this Fair Oaks home.

If you have missing foundation vents either repair them or have it done professionally. Even the smallest opening can be an invitation to critters that do not belong in your home. There may not be a danger of attack but these small critters can create a lot of problems down the road. Be sure that all of your vents are secured.

I can't say I'd blame you one bit.  It's pretty dark and creepy plus I bet you could also have venomous critters down there, too.

Good morning Tom,

There is no amount of money that would have persuaded me to enter under this house! Good call and great advice to seal up this entrances to homes.

We make it easy. You make it home.

I don't blame you for passing on this one. Unfortunate for buyers though as the crawl space wasn't inspected. There are companies out there that catch wildlife that are in the wrong place. It would be a good idea for sellers to get rid of unwelcome animals prior to listing home.

Yours is not a job I envy. I hate crawling under homes at any time, much less on a regular basis.

Tom, there is no chance I'm getting trapped inside a crawl space with an animal. They become very protective of their habitat. Rich

Tom-Your position sounds prudent to me. However, the Buyer still needs the information on the status. I hope they found a solution.

Tom

Nope not part of my job, and I'm glad of that. Thankfully many of our homes here in SoCal are on slabs. But the mobile/manufactured home inspectors have the unenviable job of going underneath. Nice to have the intell from that but I wouldn't want to do it. Not a fan at all of creepy crawlies!

Here you never can tell. Rat, Raccoon, possuum or maybe a feral cat. Time for the pest control guy. Could be fox or coyote also.

I don't blame you. If there are just homeless cats, it would be probably not that bad, but any wild animal can become scared and attack you. Does not worth it.

We don't have a lot of homes with crawl spaces and if I were to come across one, I would not be crawling under one for any reason

One of the first things I do before I enter is shine my light around looking for the reflection of little eyes. I've seen cats, squirrels, and raccoons that have taken up residency under homes. I try to scare them off but most of the time they stand their ground, at least the live ones do.

This is a reason to have a basement and not a crawl space, but we are stuck with raised foundations in Sacramento. When we bought our home, there were raccoons under the house, so our inspector didn't crawl very far. We've since not only vented and screened all of the access points, but we've had a plastic barrier laid to make the process of crawling under the house more pleasant.
