What you miss out on by not pricing your home right:

The first 2 weeks are the most important because that's when your home is fresh on the market and attracts the interest of Realtors and their clients.

The seller of an over priced home may be considered unreasonable and difficult to work with.

Once past that 2 week period it's more difficult to attract a buyers attention as new listings become available.

A price reduction may show up in some searches, but it really doesn't show as a new listing and can easily be dismissed unless the reduction is large.

Price your home right the first time if you want it to sell for the most!

Realtors are professionals and we know the market.  We deal with people every day who are either buying or selling a home and we know the market!  When a Realtor suggests a marketing strategy and wants to price your home fairly (whether you agree or not) you should listen.  Pricing your home too high or even too low will not have the desired effect.

Downward/Upward home price trends.

When home prices are trending downward you would want to consider pricing your home just under current fair market value which might reduce the need for price reductions and chasing the market.  If home prices are trending up (which is not always easy to determine) you might be wise to list your home at or near the top end range, but never over price in anticipation.

Consider increasing the value and not the price.

Realtors want you to set the right price for your home helping to get it sold quicker and for more money.  Consider these ideas to increase your homes fair market value.

Make sure your home is in great condition:  making necessary repairs, upgrades common to the community and don't forget to clean.

You want to remove any unnecessary clutter and simplify your furniture...think Model Home!  Even your prized collections of wind mills, dolls, or personal photos should be removed.  You want the buyer to imagine themselves in your house.

As a professional Realtor I know what buyers look for, what turns them off and what you need to do to get your home sold for the most money in the least time.

Nick I agree, the testing the market idea most of the time ends up wasting the most valuable time which is the first couple of weeks the house is on the market.

I tell potential sellers all the time that I really can't under-price their properties as it will get bid up but I can certainly over-price it and they will end up losing more in the end.

I understand the motivation for a seller wanting to get the most for their home, but the temptation to overprice actually has the opposite effect, with the seller chasing the market and the home spending more time as an active listing.

Preparation is definitely the key, get everything in ship shape before listing so your correct price will reflect the value. Too many times the house is listed before it's ready and that's money down the drain in price and days on the market.
