What I can tell you for sure is that Pricing your home too high in an attempt to "test the market" is a sure way of losing out on buyers and insuring that your home remains for sale longer and with more price reductions. You end up paying a higher price in the end!
What you miss out on by not pricing your home right:
The first 2 weeks are the most important because that's when your home is fresh on the market and attracts the interest of Realtors and their clients.
The seller of an over priced home may be considered unreasonable and difficult to work with.
Once past that 2 week period it's more difficult to attract a buyers attention as new listings become available.
A price reduction may show up in some searches, but it really doesn't show as a new listing and can easily be dismissed unless the reduction is large.

You want to remove any unnecessary clutter and simplify your furniture...think Model Home! Even your prized collections of wind mills, dolls, or personal photos should be removed. You want the buyer to imagine themselves in your house.
