It Is Hurricane Season - Do NOT Wait To Get Homeowner's Insurance!

It is hurricane season here in Florida and that means that buyer's should NOT wait to get homeowner's insurance! Once there is a named storm out in the Atlantic, Carribean or Gulf of Mexico, insurance companies will NOT write new policies.

The first thing I tell prospective buyers is that they need to start checking prices with insurance carriers as soon as the contract is accepted. Once the inspection is complete and they are ready to move forward, they need to get that homeowner's and flood insurance taken care of. If there is a mortgage, they need insurance and once there is a named storm, NO company will write a new policy. Time is NOT on your side in hurricane season!

Excellent advice, Barbara-Jo.  All they need to do is to have the insurance company write the binder.  Typically they don't have to pay for the policy till the closing.

Yes, you are correct, Gabe. Get the binder and pay at the closing table.

Barb, This is something a buyer will not think about until they need it. If they start shopping right after contract, they will have plenty of time to make a good decision.

This is very timely advice. Closings can be delayed or transactions lost when insurance is not available.

It is like earthquake insurance as sometimes buyers forgot to buy until it is too late. Great advice.

Thanks for this post. We should all be prepared when hurricane season comes. We should always stay updated with the weather reports on the television or radio. We should prepare canned and instant food, flashlight, clothes, first aid kit, spare batteries ahead of time to avoid rush buying. Always follow your state's weather advisory if there is a need for your family to evacuate. Disaster preparedness is the key to your family's safety during any calamity.
