The median list price in Bothell this week is $499,950, is down from last week’s median list price of $499,990. The Market Action Index (MAI see below chart) has been trending down lately, while inventory is climbing. These trends imply a weakening market. i
Average days-on-market: 69 days up from last week’s 67 days. Percent of properties with price decreases: 34% is unchanged from last week’s 34%

Supply and Demand
The Bothell real estate market has started cooling over time and prices plateaued for a while. Despite the consistent decrease in MAI, we’re in the Seller’s zone. Watch for changes in the MAI. If the MAI resumes it’s climb, prices will likely follow suit. If the MAI drops consistently or falls into the Buyer’s zone, watch for downward pressure on prices.
