We have a number of patio home communities here.  However, most are 55 years and over.

Of course, the builders gain in tax benefits when building senior communities.

On issue that needs to be made known is that typically patio home subdivisions are zero lot lines. I have seen instances where a neighbor will not allow access to the veneer side of the lot, so be sure to see what is in the HOA that deals with access.

Lenn, Just one 55+ community in the Cincinnati area, another in the Dayton area.

Joe, No worries with that here.  Our patio homes aren't zero lot lines.  While the lots are usually pretty small, there's still adequate space to walk down the sides on your own property.

None of these in the immediate Crofton area, but I think they're a great concept. As Lenn mentioned, the patio homes in this region tend to be 55+ communities.

Margaret, In actual demographics, the patio home communities skew to the 55+ age group even when they don't formally declare it.  But we do see a mix, single professionals that don't want the hassle of lawn care and don't want an apartment/condo, smaller families, etc.

Ginny,  We've put a lot of effort into fully identifying and understanding the patio home niche for our market.  There are many different possible patio home communities to consider, but first buyers need to have an agent that can identify them and make the match.

Sheila, It can make a huge difference in knowing ALL a buyer's options.  Until our MLS clearly identifies patio homes as a separate category, it's strictly up to the individual agent to know where they are.

Needing a key and locking the door. Interesting. Have a daughter home from Bogota Columbia a city of 7 million who went to college in NYC. Raised in the land of no locked doors, keys in the vehicles in the yard. But who locked the doors on a lake home that made me smile. It is a new habit, necessary where she lives. But not in Northern Maine.

Sharon, Thanks!  Some homes a general practitioner is adequate, but patio homes are a niche that needs the specialization.

Andy, Your daughter has the globetrotting covered!  I'd expect the crime rate to very small in northern Maine, not many people, and the people that are there know each other.  A lot positive to be said for that.

Amy, All is well here!  It was a slower start to the year but kicking into overdrive over the last few months.  Would of course be happy to help your sister if she's like!  We've had buyers call the listing agent direct with questions, and we're okay with that as long as they call us for the heavy lifting and they don't forget to keep the conversations strictly to the house so they don't lose any leverage!
