 Which one is right for you?

One of the things that separates the house sellers from the commercial real estate agents is the listing services we use. While you can post to most commercial MLS systems for free you must pay to gain access to sales data and other important information. If you want buyer leads from your listings you will need to have an account.

While Costar and Xceligent offer great tools and incredible comparable data, Loopnet allows investors to browse their listings. I have had great success with listing properties on Loopnet. Mostly Loopnet.com has been a great resource for marketing high cap rate investments to investors. The other listing services are great for marketing to other agents and commercial real estate brokers. Much like the MLS they are used primarily by agents and brokers who specialize in commercial real estate.

With the recent increases in cost related to Loopnet.com I have started exploring other options, even though Costar and Xceligent are more expensive they do offer more services related to commercial real estate.

So here's the breakdown, if you are looking to sell a duplex, house, apartment complex or other investment with cash flow potential, Loopnet is the place to advertise. If you are offering office space, warehouse or other commercial space for sale or lease, Xceligent or Costar may be the place for your listing. If you want to research active listings, sales comps or find upcoming lease renewals you need Xceligent and Costar.

Costar in ungodly expensive, Xceligent is pricey but somewhat less than Costar. Costar will do a great deal of your work for you, they will provide you with photos, aerials and data.  Xceligent will give you information but you will have to work a bit to gather it. Both offer great resources in data about upcoming lease renewals, contact information and information.

Remember you can submit your listings to all of these services for free, but you will only get traffic and buyer leads if you are a member.

We have been using CoStar for quite sometime.  They have a more proactive approach to making sure the data is up-to-date and accurate.

I've used LoopNet since day one when they were a free service. I received several leads from potential clients and Broker/Agents. When they started charging, they limited free members the ability to access listings until they were 30 days old. This still provided many leads. Now with their Premium Membership, only premium members have access to all of the listings. Free members can only access about 10% of the database. This severely limits the leads from potential clients who don't want to pay for the membership.

CoStar is basically the same. Great for other Broker/Agents, but very limited for leads from potential clients.

I can't speak to Xceligent because it is not used in my geographic area.

I get several leads from CIMLS and PropertyLine both free services.

I just signed up for a free service started by AR member Matt McNeill. I think it will give LoopNet a run for its money. It's called CPREX. You can read Matts blog here. Give it a try, the price is right.

Hi Ben, In my prior life, I was the Marketing Research Director for Northern California for CBRE.  We used most of these systems, however alot of sales staff would not put their listings on these system, they would only put them on the company systems and keep the best listings as pocket listings so be carefull.

Excellent post, Ben. I agree with you, including both CoStar and Xceligent being good resources for the "whole picture."

Steve's point about "pocket listings" is also a good one. A lot of brokers do that, at least at first. When I was a broker, though, I'd always put my listings up first thing, because I thought that was best for my client. But that's just me.

As a former CoStar research analyst my suggestion is to put your listings on Loopnet and then send your link to the folks at CoStar so you don't have to deal with them over the phone.  This will also help eliminate errros in your CoStar listings.  Its free to list on CoStar, and you don't have to be a member for your listings to gain exposure.  Everyone is treated equally in that respect.  If your looking for listings, then yes, CoStar is very expensive.

Thanks for the summary.  I use all three--Loopnet, CoStar and Xceligent.  I find most of my buyer prospects come from Loopnet although I haven't used CoStar as much.  Xceligent in the Denver market, at least, has a minimum amount of information available for each property and not as user-friendly or as responsive as the local commercial association members would like.  We hope this will improve.

I use all three, CoStar, Loopnet and Xceligent.  Each has their own advantages.  I use all three because I feel it best serves my clients to have expose my listings and find all of the options available for buyers.

We used to use Loopnet, but they switched their memberships, so we bailed, went from affordable to ridiculous.

Costar is solid, but similar to Loopnet, although I actually prefer Costars constant contact and current database.

I use services such as Commercialsource.com and other cost effective avenues of promotion.

I have even gone from using Loopnet as a paid subscriber to just paying for short term access to get information. They jacked the fees up so much that unless your a really large company it eats you alive.

Thanks for the info I will look into commercialsource.com to see what it is about. City Feet keeps emailing me, but you can't even post a listing with them without paying. do you have any other sites you could recommend?

Wow! Who knew when I typed in a search comparing comm'l listing services that I would gain so much great info! Thank you! I am a "virtual" admin for a RE pro in Enterprise, AL and she has only a few commercial listings. I was trying to decide if spending the $$$ on LoopNet would truly be the answer. After reading this, I think there are better resources to get exposure for her listings. I was happy to hear it was free to list on CoStar only to be let down when they told me I had to call to get a listing posted. Thanks again!

I've used Costar for my listings, along with Loopnet, and CIMLS but have only used the free service on all of them.

I've received the most contact probably from loopnet.

Thanks to this BLOG, I picked up a tip on the CPREX (cprex.com)site.  Nice listing site.  Free, easy to use, etc.  This along with other FREE sites like Commercial Source may just get costs in line again.  LoopNet is killing me with their new fee structure.

Any of these services can be useful research tools, but they are market-dependant.  For instance, I've worked deals in roughly a dozen states, but mostly in the Florida Panhandle and Metro-Atlanta.  In the panhandle, most commercial brokers rely on Loopnet, as CoStar is not very accurate.  However, in Metro-Atlanta, brokers must rely on Loopnet and CoStar, as the amount of available property is quite large and each submarket is different.   I subscribe to both services, as I find it's better to double-check all availability in the effort to better serve my client and not leave any stone unturned.  It's also worth noting that sometimes nothing is better than the old-fashioned method of driving the area and verifying what's online!

Well, this has been an informative online conversation over the years since I wrote it. With the latest announcement that Costar is leveraging a buyout of Loopnet, and then that Loopnet (NASDAQ:LOOP) shareholders filed suit to stop the deal.

I'm not a shareholder but I am not thrilled with the prospect of Costar taking Loopnet out of the competition. Some time back I found out I made Loopnets Top 100 list of most visited profiles. I've put a lot of work and a lot of money into making Loopnet one of my largest lead generation tools.

I still pay for Loopnet access because I have am more interested in marketing to the world than a small group of commercial real estate brokers who work pocket deals that are not in the best interest of their clients. If Costar kills Loopnet, then there will be that much less competition in the marketplace.

I appreciate the other links to some great websites that may bode well for certain niche areas, but all in all when you go to Google and search for practically anything commercial or investment property related Loopnet will have a link somewhere on that first page and none of the others can claim that.

Loopnet far exceeds any of the other sites for Internet presence and search engine friendliness. I have never gotten one lead from any of the other sites unless it was a commercial real estate broker from one of the BIG Commercial Real Estate companies.

Thanks for your input, it is interesting how much traffic this blog has received since 2008.
