Zero- I always put the special stipulation that all VA or FHA required repairs needed for loan will be made before closing by the seller.  It's never failed.  Even when a bank had to completely redo a pool that was leaking which was NOT a cheap fix.

Rick - I think, it is a good policy to hold $5,000 in FHA escrow for minor repair.
