I am buying a new construction home, should I still use a Realtor?

Yes, yes, and yes!! When  you speak with the builders sales representative, keep in mind that they work directly for the builder and, therefore, don't have your best interests in mind. Their main goal is to make the sale, and add as many upgrades as possible. Not only will your Realtor be able to negotiate a better deal, they can help interpret tough to read builder contracts which vary from transaction to transaction and can be easily, sometimes purposely confusing.

 

If I don't use a Realtor, can I save money by not costing the builder money for commission?

The Realtor's commission is already built into the builders marketing budget and has absolutely no bearing on the sales price of the home. Without the representation of an experienced Realtor that is used to negotiating with builders, you will more than likely end up leaving money or possible upgrades on the table.

    Brian, I know a couple who had previously purchased directly from a Builder.   After the Closing, they were dismayed to find that the washer and dryer that had been in the laundry room were gone, and that the kitchen appliances had been downgraded from high-end to something very basic.   The Builder had not included the appliances in the sales contract; there was nothing they could do!
