The positive trends in this buyers market are the sales price to list price ratio has been rising while the number of days on market for sold homes continues to drop. Even with the drop in sales (matching the 12-month average) this past month, the market is actually still moving well. In fact, with 36 pending sales (up 19% from the previous month) this market is poised for a strong start to the fall real estate season.

Although this is a buyers market, clearly many sellers are getting things right.
