STAGED MASTER BEDROOM -  Yes, the lamp is casting a heart shaped shadow above the headboard of the bed.  Of course my staging plan says to create a heart shaped shadow over the Master bed.  (just kidding!)

The first reason to stage your home is to stand out from the crowd.

Your home for sale needs to be the updated one, not the outdated one.. The home needs to stand out because it is squeaky clean and decluttered and show ready. In every market, a buyer wants the best deal and a staged home has a proven track record as the one that will stand out.

A staged home is the home that has been prepared to sell. This home has curb appeal. The landscaping is green. The sidewalks are edged, The children's toys are neatly stored away. The house has been "made ready" for the buyer. The loose doorknob has been tightened, the door the dog scratched has been patched and painted, the leaky tub faucet has a new washer.

A staged home is the home that has been edited of personal collections, craft items, sports equipment, electronics and all the fun stuff that accumulates when you live and love in your own home. The buyer is probably not going to admire your stuff as much as you do, so pack it up for showings.

A staged home is the one that the rooms are clear as to function. The dining room pool table has been relocated, the five pieces of exercise equipment are placed into storage with dignity of course. Your home is going to be on the market a very very short period of time so these items won't be missed. A home that stands out from the crowd will have more showings, and more offers and sell quicker.

A second reason to stage your home for sale is to have fantastic photos.

We have heard that the majority of buyers surf the net prior to actually ever looking at a house. How does the buyer make that decision of what to look at? Yes, buyers make decisions based on photos. It has been said that a photo is worth a thousand words. Make your photos great! Dark photos, photos of tea kettles, animal trophy heads, and wine decanters do not sell houses, I promise.

Buyers are flipping though online photos so fast it will make your head spin, But when the photos are clear, infocus, and show a spacious move- in ready home, you are going to have more showing appointments. On any given day, I can only find a hand full of homes online in my market that have great photos. Some of the homes actually look better in person, than in the photos and that is a tragedy as many potential buyers never bother to view these homes when the photos are not good.

The camera doesn't lie. I have learned the hard way to allow plenty of time for the photo shoot. It is money in your pocket to streamline your décor to make your photos fantastic. The home with great online photos will get more showings and more offers and will sell quicker.

The third reason to stage your home for sale is to make more money.

The more a home stands out, the more a house is shown, the more offers will come in and more offers mean a better chance of more money even the possibility of a bidding war. Staged homes sell for more money and sell quicker. The longer a home is on the market the more likely that the house will sell for less not more. The staged home is market ready, show ready and appealing from the first day. Staging creates a home that stands out, identifies the seller as a "motivated" seller, and is a home that appeals to buyers because it is truly move-in ready. All of these reasons lead to more money not less money Not staging leads to price reductions, fewer showings, and less money when the house does sell.

Current year statistics for homes that have been staged and placed on the www.stagedhomes.com website is that 95 percent of them sell for 17 percent more money versus homes that are not staged.

In conclusion, it is beneficial to get a quicker sale and for more money to stage your home even in a seller's market. The three reasons are to stand out from the crowd, have great photos, and to be able to sell for more money.

In a keynote address at the 2014 Real Estate Staging Convention in Las Vegas, Nevada, Barb Corcoran, Real Estate Broker stated that

"Home Staging used to be optional. Today it's a necessity in selling a house."
