The Building Process is NOT for everyone!

As a builder’s rep I see many different people through the models for many different reasons from decorating ideas to just filling time. I also have many different prospects with varied backgrounds. David Weekley is one of the best builders in the country bar none! This having been said does not mean that the process is not fraught with delays and mistakes. This year has been a very strange one; in the fact most of our sales have been dirt sales. Dirt sales are made to order from the ground up versus inventory homes ready at a certain point in time.

 

Building and/or buying a home is in one of the top 10 most stressful things you will do in your lifetime. It is not for everyone.  The deal is to understand the process, it is construction we cannot give you a closing date before the homes starts, actually we do not give closing dates until cabinets or countertops are in. There are all kinds of delays from weather, materials, and labor; none of which the builder controls. Mistakes will be fixed, just not in the time frame you want them to. If stopped and fixed every mistake during the process we would say your home would not be ready for a year plus. Most builders do not let you go through the builder with questions, here at David Weekley you get their phone number and e-mail and 4 meetings with the builder before you close and weekly phone calls with sales and the builder. It is a bumpy ride we are here to help you every step of the way, but it is not for everyone. Do not go to the site everyday twice a day to check on construction, which will only frustrate you more. I am speaking with the voice of 10 years’ experience and having built 2 personal homes of my own before entering the industry; before you start the endeavor make sure it is for you because the building process is not for everyone! Good morning Yolanda. You're right building is not for everyone.  I'm working with a custom home builder who I brought the builders to.  They are blown away with all it takes to get started.  I think they're glad they have a REALTOR® in their corner.  So is the custom builder too.

This is very good advice for prospective home buyers. Many do not have the patience or tolerance for the stress relating to new construction.

John When I have those clients I wish the would have a realtor...these clients have a realtor on the deal for the sole purpose of getting money out of them..I think I just have a subject for another blog

Perfect advice Yolanda. The last subdivision I sold had several pre-sales. The buyers creating unnecessary anxiety for themselves ( and the rest us) with their daily drive bys and concerns. We had to finally explain that they can't micro-manage the building process.

Many folks should never build a home as they expect everything to be done on their schedule and it does not work that way as you well know. Take care..

Yolanda, I have owned 6 homes, four of those were custom built, one was a resale and one was a spec home.  I've been surprisingly pleased with the spec home, maybe I'm just getting old.

I remember the stress I went through when we built our new home. And then the waiting.  It seemed endless until our house looked like a house.  I remember looking at it during different phases of construction and having buyers remorse.  There was just no way it was going to be the home of my dreams looking like that.  But in the end, it was and is the home of my dreams.

I can imagine there might be a little stress for some home buyers, during the building process.  BUT, it can't be anything like trying to build a home yourself.  I have listed and sold my share of those homes,where a divorce insued because of mounting tension during the building process.

Hi Yolanda Cordova-Gilbert I agree that building is not for everyone and you need a lot of patience to go thru a custom build. We built our last two houses and have been renovating the current one for the last year. I love the whole process, it's chaotic, takes up a lot of your time but worth it to get what you want. Glad that you are there to help Katy , Texas home buyers with the process.
