Mobile Homes vs Site Built homes (for Realtors)

I used to work in the site built industry for many years.  I saw mansions, massive big condos, immaculate homes that made your jaw drop.  This is something that I dreamed of in highschool is being the realtor and getting to be the middle man for wonderful properties.  It sounded wonderful, real estate agents told me that you could get paid $30,000+ on single commissions, and I was all in.  

So I took the classes, did the work, invested time and money. I got my license and things seemed to be on the up and up.  I started out my real estate career gung ho, life was grand.  I was selling things left and right.  Then I realized that the cheaper the homes that you do, the easier they are to buy and sell.  That the hardest thing to sell was a home that was a mansion, or a huge condo.  All the things that I got into the market for were things that I didn't want any part of any more.  

Recently I was talking with a friend and he asked me about mobile homes.  I didn't really know a whole hell of a lot about mobile homes for sale.  So I decided to spend some time researching them and looking into the thought of selling them.  I was absolutely amazed at how fast they moved.  In 3 months I was able to move 17 mobile home units.  These were numbers that I had never achieved before.  

People may be saying well you dont make the money that you do selling a home because they are only $50,000 or so.  WRONG!  See in the site built real estate world, you get a check based on the sales price of the home.  So $100,000 home for a buyers agent, you would expect around $3,000 for a 3% cut.  Once you add in your splits, your monthly fees, etc etc... You could very easily be looking at around $2,000 or even less in some cases.  

When you sell a $100,000 mobile home you do not make a percentage based upon the $100k number.  You make a percentage based upon the profit of the mobile home.  Doesn't sound like much, but look closer. You will see that you make anywhere from 25% - 50% of the gross profit made on that home.  The profit on a $100,000 home is probably around $20,000 - $30,000 and sometimes even more.  So that little mobile home, that has a terrible stigma to it, just made a sales agent $10,000 or more.  

Now what sounds easier and more fun to sell now??  1 million dollar home or a double wide?  =)

well that is one segment of the market I havent been into.  Looks like you have a good handle on it.  I suppose my housbeoats market is pretty mobile as well...
