Just Sold: New Construction by Ryan Homes in Brookside
Whenever I am around a new agent, I encourage them to take tenant clients. Of course, the hope is that they will eventually buy, but I've always felt that if they didn't, and you did your best to help them, you would reap referrals. In the case of the Buyers that settled this Thursday on a Ryan Homes new construction Venice in Brookside, the whole line of communication started over a rental.
In the early years of my real estate career I got a call from a very nice young lady about a rental. I asked her some questions about when she needed to move. Turns out, she also had a home to sale. Life was throwing her a curve ball and her residence needed to be sold. I helped her with the rental, and literally, years later, helped her with the sale of her first home.
Last fall, this former client called. I knew she was recently happily married and had a baby. They were looking for a bigger place. So we started looking in the resale market. Nothing really fit. They did find one resale in Warrenton's community of Brookside that felt about right. A Venice model. They said that particular home was great, but it was lacking something. Having been in a Venice before, I knew what it was lacking--a morning room.
We high tailed it over meet the sales rep at Ryan Homes Brookside and when my Buyers realized that building a brand new home was a possibility, we set an appointment and came back. They wrote their contract with the builder on February 17, 2014. Starting price of the home was $419,990. Delivery date of the new home was estimated for August 1st.
After making the additions they wanted, like a morning room, finished basement with a bathroom and a walk up exit, it was time for a trip to the design center. Hardwood floors were added in the kitchen and morning room. Granite colors and upgraded cabinets in the kitchen. It all turned out great. The total price for this four bedroom, three and a half bathroom Venice model, with washer and dryer on the bedroom level and that partially finished basement, was $466,235 and settled on August 21, 2014. It was a well done home, but not over done with options. Bathrooms, for instance, were more basic.
It's easy to get carried away in the design center when doing new construction. These Buyers put their budget when they would enjoy it most. In a gorgeous kitchen and morning room, and in finished the basement to include a bathroom.
When you are looking to purchase new construction, don't let the beginning prices fool you. There's usually anywhere from $40,000 to $60,000 in upgrades, depending on your personal tastes, that will be added on to the sales price.
And it's important to note, having a Buyer's Agent represent in a new home transaction doesn't cost you anything additional. In fact, we can save you money by finding you the lowest priced title company, finding you the best lenders and more. There is absolutely no cost savings to go in without an agent on your side. So why go it alone?
