The Internet is oh, so powerful and as "Internet Real Estate Agents" we have great responsibility.  Responsibility for:

  • Our customers and their homes we market on the internet.
  • Our potential buyers who want information - yesterday.
  • Our families and ourselves, this is our livelihood and we need to seriously address our leads post haste. 

A conclusion that I have come to, after a few years of study, is that it's a hunt to find an agent that will respond in a timely manner.  Part of my study is as a real estate agent in Bonita Springs, Florida - a vacation and second home destination location and the other part is as a real estate investor.

Every call or email should almost be treated as an actual emergency here is why:

  • Someone took the time to call or email - they are a whole bunch closer to buying or selling than NOT.
  • You probably aren't the only person they called or emailed.
  • Customers aren't patient.  Our "microwave society" won't wait for you.
  • As an "Internet agent" I have returned phone calls in a timely manner (sometimes within minutes of an email) and as I was speaking to the customer overheard a secretary say "It's So-in-So on the other line, about Bonita Springs Real Estate.  Then read off the return phone numbe 111-555-1212.  The number was of someone I know and do co - brokes with all the time.

I'm in the market, just like the Bobby Buyer and Sally Seller that you're working with.  I would consider myself a hypocrite to try to peddle something I wasn't willing to own myself.  Occasionally, I dabble with a parcel or two outside of my area of expertise, city or state. 

Not unlike anyone who would do for research regarding the stock market, I throw the "symbol" in the search engines to find out what the market is doing, be it a private website or realtor.com .  I've actually taken the time to email a few agents regarding market conditions, value and speculation of prices or price vs. value and location.  In the last several weeks (regarding a real estate investment in another state) I have contacted a couple of agents regarding the market of that community. 

One of the agents I actually found randomly on realtor.com because she had a listing that was almost the same home as a rental home I have. Rural area, same builder and I recognized the home.  I have emailed three times and now it is sport just to see if I get any action.  The last time I emailed she emailed back after several days to explain that she was on vacation and would get me the information regarding  "Sunnydale Estates" in a few days, which was 52 days ago.  I understood the vacation and was patient.

I have since contacted another "expert" in the area and was actually sent the listings for Sunnydale Estates.  When I asked detailed information about the listings and their value I was asked to "wait until tomorrow, my wife and I have plans tonight and I'm running late".  That's fine.  I'm not pulling the trigger today and I can wait.  I never did hear back from that prince either.

The scoop is this: Maybe today, maybe in 6 months I'll buy or sell again in "Sunnydale Estates".  As a current land owner living over 800 miles away it wouldn't have hurt to take 20 minutes out for an email or a phone call.  I don't want special attention, just attention.  Who better than a REALTOR® knows that an investor does 1031 exchanges?  Sunnydale has great potential and a few sides of a few deals in the near future for the right agent that will email, call or follows up.

 

I guess I'm off to keep kissing frogs until I find my real estate prince.

Chris, this is so true.  I recently closed a purchase of a home for some buyers from out of state.  On their first visit, when they flew in and we were driving around looking at properties, the husband turned to me and said, "Do you want to know why I chose you as our agent?"  Sure I did.  "Because you replied to my emails and were responsive to what we were looking for, and no one else did."  That's all it took for me to get the clients.  The house he originally asked for information about wasn't even my listing, but I responded when the listing agent didn't.  There was a lesson there that I took very much to heart.

I read a stat somewhere... that most people work with the first agent who responds to them... something  to think about.. personally it is simply bad manners not to respond to an e-mail.. A mont ago I was looking for an agent to give a referral to... I can't tell you how difficult it was to get a response from anyone in the area... ridiculous.. this was a sure fire listing with motivated sellers.. need I say more..

Chris, it is so amazing to me that people spend so much money on purchasing leads and on advertising so that they can get more business, but when they get people responding to their advertising they don't return the calls, what a waist of money.

In this day of e-mail and cell phones, there is no excuse to not contact people right away, even if it is just to tell them when you will have time to take more time to talk to them.

I can't tell you how many times I have been told that I was selected over one of my competitors because I responded so quickly.  I know I appreciate it when someone gets back to me in a reasonable amount of time.  Once, I have someone I am working with as a client, I try to get back to them in a reasonable amount of time.  I try to send an email to my clients who are active to let them know if I will be out with clients, at a meeting, at an inspection etc. and may not be able to return their call until X time of day/evening.  They love this.   Communication and rapid response is key -- once and a while the clients will even let you take a vacation!  Just let them know in advance and make sure they are taken care of when you are away!

Great, Chris. And this hits me just right tonight, as I am fuming about an agent I am trying to work with on an offer. No communication on his part, it's all me. I'm not getting into details - no one else likely wants to hear - suffice it to say I am incredibly unimpressed with his conduct. Can't imagine the sellers are thrilled either.

But I have found the same thing when I am trying to research other areas, exploring real estate myself, and trying to farm out referrals.  It drives me nuts. Guess some folks don't need the business, or perhaps, as you imply, don't take their responsibility seriously. Oh well.

I noticed it is 65 degrees where you are...it is five degrees here in Seacoast New Hampshire. Despite the cold keeping folks indoors, I'd say we aren't any better at follow-up in any realm, not just real estate! What I don't understand is...what are we so busy doing?

I guess I'm going to go against the flow here when I say I don't treat much of anything in this business an an "emergency". Or, maybe I should qualify that by saying your emergency is not necessarily mine.

I agree that prompt and quick responses are important, especially during negotiation and approaching the end of an Option Period and the actual closing. Also when an agent is ready to send an offer and has some questions. We need to be on top of things. And I do return calls and respond to inquiries in what I consider to be an acceptable time frame - which is the same day or the next day for messages left at or near the end of the day. And as immediately as is practical for agents needing info/help related to a deal or potential deal. I also often return calls to Californians later at night, since we have a 2 hour time gap.

But when I'm eating lunch in a restaurant, the cell phone stays in the car. When I'm at my kid's school play, the cell phone is off. All of us need time that belongs soley to ourselves and our families, otherwise we risk burnout.

But I also think there is a distinction between being effective and being efficient. One might think they're being "efficient" by returning calls almost instantly, but I'd prefer to talk to a prospect when I'm at my desk in front of a computer so that I have access to the information I may need in order to make that conversation the most productive it can be for both me and the prospect. I can't do that driving down the road talking on a cell phone.

Just another perspective.

I totally agree with you on the way that internet leads need to be handled.  Being in the mortgage business and having worked with a company that purchased real time leads, if you were not on the phone the second that lead came in, you lost.  If the person is on the internet looking, they are a hot lead who wants to do something right then.  The longer you wait, the more of a loser you are.

Well, I got to go.  My "Spidey Sense" is telling me to take cover, as Marc is in his back swing.  Oh, and Marc said to say "Ribbit" :)

My comment is,   ...... "If you Snooze you Lose!" I hate it when I leave a message and the person either doesn't get back to me at all or it's been days when I hear.   You have to be quick in returning calls, email, and the like.  If you don't get to the person immediately someone else will.

When I take a msg on a sign call and call the listing agent, if that listing agent is not available and I leave a msg for them, they have 10 mins to call me back, if I don't hear back, the call then goes to the floor person. This way we know the customer gets prompt response. I can't imagine anyone not wanting to get a sales or listing lead right now. I wonder if they are part timers? Chris, I try to rate every post I read, you always rate high as your blogs are insightful and well thought out.

Awe shucks I'm blushing.

Buyers aren't growing on trees.  I am experiencing trouble making appointments as I think some agents have become lazy or indifferent due to the market slowing down.  In addition, I have seen more than a few working regular jobs.
