Seattle Waterfront Real Estate Inventory January 2014 to August 2014
Seattle waterfront single-family residential properties are on an upswing from the months of January 2014 through August 23, 2014. The increasing numbers of Seattle waterfront properties for sale on the market increased from 22 to 47 which is a 113% increase year to date.
Seattle Waterfront Single-Family Residential Homes Inventory Year-to-Date
One gauge that we use is called "Months of Inventory" which is a term we use that captures the absorption rate in the market. That is, what is the amount of time it would take to sell all current listings at the current sales pace if no new listings became available?
Starting in January 2014 the Months of Inventory for Seattle waterfront single-family residential properties was three months which is a strong seller market. As of August 23, 2014 it is now nine months of waterfront inventory which tells is it is leaning more towards a buyers market for Seattle waterfront single-family residential properties.
However this does not mean Seattle waterfront single-family residential property sellers are "giving" away their property. They are not.
