Frankly, some houses are fairly easy to sell.  The market is hot, buyers want that home and all the homes just like it.  A few days and you're under contract.

But what about those homes that aren't like the others?  The unique ones?  The ones that just aren't like the others?  It doesn't have to be some killer characteristic like high power lines or a sewage treatment plant next door.  Sometimes it's a case of something that an owner added, but the value won't be recognized by all buyers.  Now you're fishing in a smaller pond.

Now's where long tail IDX search pages can really come in handy!

What characteristics does this unique home possess?

Now it's easy to start with the general:

  • Search homes for Sale in xxxxxx School District
  • Search 4 bedroom homes for sale in xxxxxxx
  • Search homes for sale in xxxxxx from $xxxxxx to $xxxxxx

But now let's dig a bit deeper.  Go even further out to the more exact.  What specific features does this home offer that isn't so common, but does match with an IDX characteristic?

  • Finished basement
  • Number of garage spaces
  • Size of lot
  • Perhaps a map search near something key?  A business?  A park?

And once you've exhausted your IDX capability, what's next?

Take a blog post or two and explore where IDX can't go.   Define and broadcast those unique features that will bring your next buyer through the door. Hook in the specific home you're marketing and you've made your listing go from one of hundreds to one of one. 

If there's a buyer or two or twenty out there searching the web for what you've got to offer, they're going to find YOUR listing once you've got the work done!

Good post - I often run into those "needle in a hay stack" properties - ones that buyers are seeking and can't seem to find, or ones that sellers own and can't seem to find their buyer.

Your suggestions can help bring them together.
