I work with a lot of sellers and this week was a record for me. I turned down three people that called on the phone and said, "Come list my house!" I know as a seller you are asking yourself, "I thought an agent will take any listing that is thrown their way?"

Well, let me tell you a little secret...A lot of agents do work that way, but I'm not one of them! You see, as you interview me, I'm interviewing you! I believe that the listing of your home needs to be a partnership, and if I don't think we can work together and get your home sold then I won't work with you.

Now, don't take it personal, but if I don't think we can sell your home, then we both lose. You have lost time with the home being on the market and I lose because I have spent thousands marketing your home. When you go to sell a home, you have an objective to get it sold as quickly as possible so you can move. I want to get it sold, so I can feed my family. If I don't sell it, they don't eat!

When I go to a your home, I ask a series of questions that helps me understand what your goal is and what you need to get from the sale of your home. If I don't think that we can work together to get you everything you want, then why would I want to take the listing just to disappoint you?

I make a promise to everyone of my clients and I am very old school and my word is my bond. If I can't keep a promise, I won't make it! So ask yourself this, would you rather I lie to you and tell you what you want to hear, or tell you the truth and tell you what you need to hear?

Todd, when I read your post I said to myself, " Oh My God, here is a guy who thinks just like me!!!!" I could have written this post myself!

I've been in the business for a while too and I hate hearing how, " you need to get every listing you can" come out of Realtors mouths, this is whether they are the GM,Owner or fellow Realtor. I would rather have 1 or 2 sell-able listings than 3 completely unsell-able ones and 1 or 2 that takes me 6 months and 5 price reductions to sell.

This isn't a new concept, but it works quite well and it says a lot about an agent's character.  Oh yeah, it saves the agent time and money, too.  But it does frustrate me to see other agents get listings by inflating the price, knowing they can get a price reduction down the road.

Todd- I also fee I could have written this post. I always have the sellers or buyers come in and meet me. This way we can see if we are compatible. And I CAN decide if I think we will have a good working relationship. I don't work with people who I do not trust or like. But, I do know many agents that will work with anyone. And in the end they have regrets and problems. Perky

Tony - Lately even pricing a home right and make it the lowest on the market hasn't been enough. You list it and the next day a short sale comes on the market $10,000 less really hurts.

Perky - Sometimes I can tell right over the phone that it isn't going to work out like it did with these three sellers, but it was fun to list one of them when the first agent couldn't sell it at the higher price.
