Princeville Kauai condo/house update for the week Aug 17th to 23rd

There are still buyers out there as evidenced by the two new condo and two home escrows. There have been 58 sales so far this month and with 32 homes currently under contract (contingencies have been removed) and an additional 149 in escrow, there are sure to be several more before the month is up. Take a look at this week’s activity:

New Listings:

Villas on the Prince 32 is on the market at $669K after selling for $545K in 2/03. The condo was listed previously from 5/08 to 4/09 starting at $980K and reducing to $895K and again from 4/13 to 12/13, starting at $769K and dropping to $749K.

Sealodge C1 returns to the market priced at $529K. The prior listing was from 8/10 to 8/11 with a list price of $590K, decreasing to $525K. The unit was purchased for $195K in 7/99.

Back on the Market:

Short sale Emmalani Court is back on the market with a new price of $479K up from $449K. The prior sale was for $763K in 6/07.

Contingent:

After 287 market days, Mauna Kai F23 went into escrow with a list price of $450K. The prior sale was for $570K in 12/06. Also finding a buyer was Hanalei Bay Resort 5207/08 which sold previously as a bank REO for $483,280 in 7/10. It is currently listed for $675K.

Expired:

Cliffs 3204, priced at $349K, expired after 181 days. This condo was purchased for $380K in 1/08. Also expiring is Hale Honu 9A while priced at $413K with 367 market days. The last sale was for $180K in 6/02. Puamana 21B was purchased for $70K as leasehold property in 4/99 then converted to fee simple in 5/00 for $35,700. It was listed for $499,500 when it expired after 363 market days.

Price Changes:

As noted above, Emmalani Court 214 increased from $449K to $479K. Ali’i Kai 1203 went from $535K to $500K. The last sale was for $136K in 10/80.

Cliffs 5307, which offers ocean views, reduced from $649K to $634K. This top floor condo sold for $470K in 7/04. Hanalei Bay Villas 4 was priced at $699K then reduced to $650K. The free standing condo last sold for $845K in 7/08. Pu’u Po’a 106 reduced from $1.195M to $1.095M after 243 market days. This one owner condo was purchased for $189,500 in 8/96. 4074 Nalani Lane came back on the market on 8/11 an went quickly into escrow while priced at $698K. The prior sale was for $38,500 for land in 3/86. While priced at $1.169M, 4047 Kaahumanu Place found a buyer. The prior sale was for $1,295,500 in 12/05.
