Pasadena CA Parkwood Condos 500 South Oak Knoll Ave Market Update
This is a recap of real estate activity for Parkwood condominiums which is located at 500 South Oak Knoll Avenue in Pasadena(zip code 91101). Statistical information in this report is from our local multiple listing service(mls) as of August 24, 2014.
Parkwood is a 48 unit condo complex consisting of 48 single level units with floor plans from one bedroom/one bath to three bedrooms/two baths. The spacious units range in size from just under 1000 to just over 1500 approximate square feet. Each has a patio or balcony.
The complex features a central garden courtyard landscaped with mature plantings, tall trees, koi pond and distinctive bridge. Parking is gated in a subterranean garage.
There are two entrance lobbies, elevator service and community laundry.
The location of Parkwood at 500 South Oak Knoll Avenue is situated between California and Del Mar boulevards and is highly convenient to so many things associated with Pasadena. Whether it be shopping, dining, culture, higher education or entertainment - the possibilities are abundant. Should you want to leave Pasadena, transportation via multiple freeways or Gold Line light rail station is easily accessible too.
There are currently no Parkwood condos listed on the market for sale. So far in 2014, there has only been one mls-reported closed transaction. It was a two bedroom/two bath floor plan with approximately 1180 square feet which sold in March for $428,000(list price $429,000).
For full year 2013, there were three mls-reported sales. Each was a two bedroom/two bath with approximately 1180 square feet. The transactions ranged in price from $358,000 to $418,000 with an average sales price of $392,833(median sales price $402,500). They sold at an average 98.45% of last list price and for an average $332.91 per square foot. The property at the low end of the sale spectrum sold early in the year and needed work and had an adverse impact in my opinion on prices for the year.
For the entire year 2012, there were five mls-reported closed transactions(four two bedroom sales, one three bedroom). Those sales ranged from $395,000 to $505,000 with an average sales price of $423,200(median $407,000). The average dollar per square foot was $342.29.
