For a recent renovation, we decided to revamp this nondescript fireplace to make it a stunning focal point.  This is a small Living Room, open to the Dining Area.  Having a more important fireplace would really help sell the house.

 

Before:  Measly molding surrounds glossy granite tiles.

 

We took inspiration from the exterior.  The entry is surrounded by glistening shaped granite.

After:  We took similar facing stone from the floor to the ceiling, and beefed up the mantel.

Hi Julia Maher .   I'm curious... do find greater success staging a vacant home as compared to a home with the owner's primary furnishings?

What an excellent question, Carol!  The Real Estate Staging Association (RESA) collects annual sales data, but does not differentiate betyween vacant and occupied properties.  That said, most of the occupied staging I've done has sold as quickly as staged vacants.  These sellers have enthusiastically implemented every one of my recommendations.  The occupied homes that don't sell as quickly usually have (relatively) uncooperative sellers: won't set a realistic price; won't remove the "expensive" window treatments or re-paint the purple kitchen; won't make certain repairs and/or updates... Hope this helps!
