Uncle Vinny says I should roll the dice and offer 60% of list price.

A few months ago I was working with a young first time home buyer.  He was a really fun client to work with.  He was appreciative of my time, my efforts, and my knowledge.

Or so I thought.

This year the Fort Wayne real estate market has been more of a seller's market than a buyer's market.  I explained that to my buyer, educated him, and told him that when we find the right home, we're probably going to have to write a strong offer.  

We found a home that afternoon that he fell in love with.  

It was a two story with a basement in Southwest Allen County School District.  It had been on the market for two days, and the listing agent told me they had a ton of showings on it and she was expecting multiple offers.  

I drafted the purchase agreement and left the price blank.  

The home was priced very competitively and there was no doubt in my mind that it was going to be pending by the end of the day.  

I was right, but it wasn't with my buyer.

Even though I thoroughly educated my buyer on the process, the real estate market, and what it was going to take to get his offer accepted, he didn't take my advice.

He took Uncle Vinny's advice.  

You see, Uncle Vinny was a hot shot Realtor in Vegas during the boom.  He know how to write offers.  He knew how to negotiate.  He knew how to "roll the dice" as they say.

He advised my client to offer 60% of list price to "see what happens."  That's the way it was done during the boom, so that's the way it's done now was his mentality.  

On a side note, Uncle Vinny got out of the real estate game years ago when the boom turned into a crash.  

I told my client that offering 60% is a total waste of time in this situation, and that I wasn't going to submit it.  I told  him to call me back when he was serious.  

An hour later I got a call from the listing agent.  She said that the sellers had multiple offers and had accepted a cash offer for $5,000 OVER list price.  

When my buyer heard that, he was shocked.  

He said that he was ready to "get real" and asked if I would still work with him.  

Of course I'll still work with him, but not Uncle Vinny.  

We found a home in the next few days and made a more realistic offer.  He was very happy to get a beautiful new home at fair market value.  

Sometimes our clients get great advice from their family and friends, and sometimes they really don't.  Sometimes it takes losing out on a home to snap a buyer into reality.

 

Listen and take advice from your Realtors first.  We live and breathe this stuff 24/7 and it's our lively hood.  We have to be good at it or we don't close deals.  If we don't close deals, we don't eat.  Are you catching my drift?

Had an offer of $350,000 on a property listed at $550.000. The day of the lowball offer is over here and it didn't work a few days ago either.

Jared, even when you tell a Buyer what will happen with an offer like that they usually don't get it until, to their shock and horror, they didn't get the house! Some are more stubborn than others and they loose a few before they become serious.  Great post!

Buyers who take advice from relatives or friends who supposedly "know" what they are talking about can definitely get in the way of a successful transaction. Good thing it only took one loss for your buyer to wake up!

I think these buyers are stuck in a time warp.  They missed their chance to buy at 60-70% of list about 4-5 years ago.

Oh yes, I know Uncle Vinny well.  I resign myself to losing the first house to  his unrealistic price strategies.  Usually when that first offer plays out just as I predicted, to an unhappy conclusion, my client listens to me on the next one.

Jared, Been there, done that. What gets me is the buyer that doesn't learn from the experience and losing the next one and the next one. Finally about house offer 4 or 5 they get it and get real. Just think of all the wasted time we spend with buyers like this.

400k on a 495k price tag was a perfectly reasonable offer to open conversation. It wasn't, but luckily, the buyers are super reasonable and now we're under contract.

Some buyers just have to go through the pain personally before that "get" that we understand the market and our advise is more valuable than an Uncle Vinny.

Folks, I could not agree more with you!  Some people think they know more about Real Estate than we, professionals, do.  My wife has a good story to tell...of a bad experience she had listing her home as a "for sale by owner" (of course, this was before she met me :).  She thought she did not need a realtor, as she knew better... It is a long story, maybe worth writing a blog...

 

But, bottom line:  Uncle Vinny, get out of here!!

Boy, that Uncle Vinny sure gets around, doesn't he?  Wish he would just stay in Vegas and keep his mouth shut.  Happy to hear it worked out for you.  Unfortunately, not so good for me.  Hopefully, I'll have a better comeback answers the next time Uncle Vinny shows up.

So true.  Whether is Uncle Vinny or someone that has watched too many episodes of Property Brothers on HGTV, there is always someone in your buyer's ear.  You won't know it until it comes time to sign on the dotted line.  And then they have to learn the hard way that they will lose the first one.  Only to learn to not lose the next one.  Hopefully, they ditch Uncle Vinny and listen on the next one and that the agent is still there too!
