I am writing this post to inquire if any of you could provide me with information on creating your own virtual tours? I have a really nice camera that takes great stills (although I still use a professional photographer) and I am interested in learning more about filming your own virtual tours. Some of the virtual tours could be saved as stock (i.e. community clubhouse, pool, beach etc), and then the ones of the homes.

I am not looking to be a professional photographer, just wanted to explore this concept.

Yes... depending on the listing, I do.  My lower end listings I log on to Imprev.com and put together my own VT.

I do not put together virtual tours.  I am more into streaming video or slideshows with audio like this:

Sharon - I have a 360 degree lens. I can shoot quality 360 tours in a couple of minutes. The most time consuming aspect is the staging because the 360 lens takes a photo of EVERYTHING!

I started to do my own but would probably hire someone if I had a higher priced home to make worth my while.  Here is a sample  Virtual Tour  This is my third attempt.

Hi Sharon,

The clip I linked above was made by using still photos transitioned together with audio added.  I also do some with actual video instead of stills but they don't look as great in the winter months.  I use a program called Windows Movie Maker, you may already have it on your computer.  It takes a little getting use to but is a pretty good program to put together streaming videos.  In my opinion..streaming video can look a lot better then 360 virtual tours, if done properly.

I use Real Estate Shows.  You can create unlimited virtual tours for $99 they have a branded and unbranded version that are compliant with all mls systems.  It is also easy to link to MLS.  They have a 30 day free trail account.

Michael - I loved your streaming video, the transitions were great and I love the bird sounds.  Can you post that to MLS and Realtor.com? Do you have to host the video somewhere?

Wendy - thanks for the bookmark. I am at the point if I want to know something I just ask - and fortunately I get responses to help. There is another company called virtualtours.com that recently came to our office - and it is basically a program where you upload the stills and it creates a virtual tour. I saw the quality and was impressed. Check our Michael Pierce's virtual tours- he creates them himself and are awesome!

My response is obviously biased, so please delete it if you feel it is too self-serving.

But we recently launched our own online service for doing this very thing (CPG Tours), as today’s technology allows agents to create very high-end tours, with very little effort.

Michael - I appreciate the information - I looked at your site and really like the VT's. How does it work - do you submit several still photos and you have software to stitch them together? Can you add sound? I would like more information - and it is fine to post it here.

Hi Sharon,

Thank you for allowing me to participate in your post. I really appreciate that.

Our software allows agents to upload their own photos, and then create their own tours with the click of a few buttons. It can be done in a matter of a few minutes.

But it’s actually designed more to emulate camera moves (pan, tilt, and zoom), and does not directly support photo-stitching or 360º movable panoramas. However, existing panoramic photos can be used.

Yes, there is a selection of music that people can pick from, if they want. But, for licensing reasons, we do not allow people to upload their own.

I don’t know if you noticed, but there is also a 14-day trial, that’s completely free and fully functional. But it’s a great way to see how easy it is to create a tour.

Sharon - I'm not an agent so I don't really understand exactly how MLS works.  If you make your own show like Michael P does how do you link it to MLS or have it show on Realtor.com?  Doesn't the show have to be hosted somewhere? I hear agents by me complaining that it is difficult to post to Realtor.com.

I have the video's hosted a few places like my own site (so I can get the best quality version), as well as on Vimeo and YouTube (to save bandwidth) and get even more exposure.  I mainly make them to add to my site(s), blog(s), and other Real Estate sites that I participate in like Trulia, Localism etc.  I am not a Realtor dot com fan (I don't even want to give their link credit) and will not post any content to the site other then what they get from the MLS, that is a whole other blog post in itself.
