Hey Everyone! Today Im writing for a little advice...

 My dad is looking for a home and wants advice on short sales and foreclosures. I know a little about both, but Im hoping this may be my first sale (ever!) so obviously I don't know much. However, I dont want him to know that! =) Hes my dad and he looks at me like his little girl and I want him to look at me like his Realtor at least until closing lol (do they say "lol" on here?) So any advice that anyone has maybe from personal experience or just from reading, or maybe any sites that may be helpful that I can research myself. I just want to go back with something to say rather than "well I know this, and I think maybe.." you know that sorda thing!

I would suggest reading a lot. Use the search button at the top on hear and type in those key words like short sale.  I would ask questions a lot and hopefully you have friendly people in your office and a good broker.  Mine really helped me when I first started.  One thing is that it is ok not to have all the answers.  Agents get themselves in trouble when they fill like they have to answer someone right away.  Just tell them that you are not sure but you WILL find out.  Then go ask ask ask others!  As long as you get back with them timely then it is ok!  Once you say something you are unsure about then they may count it as truth and they make decisions based on it.  That can really bite you later! We have all types of information on short sales on activerain. Short sale are easy.... Really Really time consuming. The buyer gets a really good deal and the seller doesn't have a foreclosure on the credit. Write the offer present it to the seller agent and let them do all the work. SMILE

Hi Casey. I have a couple of comments. First, short sales and foreclosures involve banks and that is a very bad thing. Bank deals can take forever to close because banks tend to be very slow on their response time. I'm still waiting for signed docs on a bank deal that was supposed to close two weeks ago! This can be very frustrating for buyers unless expectations have been set from the beginning. Secondly, since this could be your first deal, I would recommend that you find a mentor to help guide you through it. I started the business with a great mentor and later became an office mentor myself! Using a mentor really helped me build confidence. she was able to give me some great tips and guide me around "land mines". Good Luck!

Be daddy's little girl and get help so you will know what you are doing and become his big capable girl.  Don't set yourself up for failure for a possible paycheck.

I agree getting a mentor and having someone in your office help you through this one since its your first.  I recommend that for every first of this type even if you have sold 10 or so normal properties! go get em tiger!
