The City of Saratoga is one of Silicon Valley's most prestigious bedroom communities with top rated schools.
There was a moderate decrease in the number of Saratoga homes for sale in June. Both the median and average prices decreased slightly. The number of homes sold showed a slight increase.
Saratoga Homes market snapshot for the month of July 2014
- Active Listings: 48 = 20.0% decrease from June which had 60 listings
- Active Bank-Owned Homes: zeo and zero active REO's in June
- Active Short Sales: zeo and zero active short sales in June
- Median Price: $2,000,000 = 7.1% decrease from June ($2,152,000)
- Average Price: $2,348,770 = 1.6% decrease from June ($2,386,850)
- No. of Saratoga Homes Sold: 37 = 5.7% increase from June (35 sales)
- Pending Properties: 20 = 20.0% decrease from June (25 properties)
- Bank-Owned Homes Sold: 0 = 100.0% decrease from June with 1 REO's sold
- Short Sales Sold: Zero and zero short sales sold in June
- Sale vs. List Price: 103.5% = 1.5% decrease from June (105.0%)
- Average Days on Market: 26 = 12.4% increase from June (23 days)
Year over year the median home price increased 15.1%; the average sales price increased 23.1%; the number of homes sold decreased 2.6%; and the number of active listings decreased 36.0%. Saratoga continues to experience a sellers market with a shortage of homes for sale. Homes continue to sell for more than asking price.
