South Pasadena Altos de Monterey Homes for Sale and Market Update
This is a recap of the South Pasadena neighborhood Altos de Monterey homes for sale as well as a year-to-date recap of market activity. All information is from our local multiple listing service(mls) as of August 26, 2014.
Also known as The Altos, the neighborhood of single family homes was built beginning in the early-to-mid 1960s to the early 1980s. It is much different than what is thought of as the typical South Pasadena neighborhood where you will find character homes on flat tree-lined streets built in the early part of the twentieth century.
Homes in this neighborhood cover a variety of architectural styles but are predominately more modern. Inside you will often find expansive floor plans. Many of the homes offer large lots and exceptional views.
Surprisingly you will still find many original homeowners and when these homes come on the market for sale they can be great opportunities for transformation into the twenty-first century.
As is true in the rest of South Pasadena, residents enjoy a small town atmosphere with a highly ranked school district, unique shopping and dining, a weekly Farmer’s Market and a wonderful community spirit.
There are currently five homes(three new in the last ten days) in this South Pasadena neighborhood on the market for sale ranging in price from $1,198,000 to $1,780,000 with another one property in escrow. So far in 2014, there have been six mls-reported closed transactions. The sales ranged from $1,093,000 to $1,585,000 with an average sales price of $1,477,483(median sales price $1,561,500). They have sold at an average 106.72% of list price this year and for an average $635.63 per square foot year-to-date. On average homes this year have sold on average in 19 days.
For full year 2013, there were 16 mls-reported closed sales. These sales ranged from $910,000 to $2,550,000 with an average sales price of $1,388,319(median $1,218,750). They sold at an average 99.28% of last list price and for an average price per square foot of $495.37. Average days on market was 39.
There can be dramatic differences in the neighborhood sales that can be a lot more subtle than merely looking at a list of comparable sales. You will find a varying level of updates and the execution of updates as well as those where there have been extensive remodeling. Lot sizes need to be carefully examined as well --- a large lot may not always be indicative of a lot of space because it is located on a hillside.
