Wow, I am Honored....

I think we all hear about it when we start in this business.  One day you will get a call from a former client who wants to sell the house you helped them purchase.  Or, a former client recommends you to family member, co-worker or friend.  Or an agent is too busy and calls you to help a lead find a home.  The word is referral.

Recently, I have had the joy of this happening to me.  Tomorrow, I have an appointment with somone I sold a house to two years ago.  They are moving on and out of town and they want me to do a walk thru.  I am going to help them determine the best time to put their home on the market and how to prepare it for marketing.  The feeling was wonderful!  I wanted to jump for joy.

Then there was the call from another agent.  She had changed brokerages and needed someone to meet with her customers and show them a home.  I asked what she wanted in return.  She told me "Nothing, I know you will treat them well and help them find a home."  Thank you for trusting me with this young couple, they were great to work with and I so enjoyed meeting them. 

Today my phone rang and it was a former buyer client who's brother is in the market to purchase a home.  He lives in another town, but my former client tells me he told him I would do what I could to help him find a home and I was good at what I did.  How humbling!

Maybe it is because this is new to get so many of these calls so close together, but I am in awe.  What I really hope is that I am able to deliver the same service to each and every future client and referral.  I am able to help each client locate the home of their dreams or to begin their American Dream of home ownership.  I also wish the same for all of my fellow ActiveRainers.

That's a wonderful reflection on you.  Do you do much in terms of regular follow-up with past clients?  I am pretty lax in that dept and really need to set up a system to stay connected.  Nothing is worse that setting up a showing on a home that you actually sold to the current sellers :)  I have been in the business for 13 years so I enjoy a nice amount of repeats at this point, but need to work at upping that ratio through a contact program.

Good job with getting the referral. There are so many agents out there who don't keep in touch with past clients. It is much easier to maintain business than to get new business. Congratulations.

Christopher, I always heard that they should come someday.  They are sure nicer than beating the bushes.

Beth-  You are right about setting up a showing.  Every year I send out a magnetic calendar with my business card.  I use a special business card that has my web site address, email address and phone number as the contact information.  People do keep them and put them on the fridge!  I don't have a really good system, but this year as a former client crosses my mind, I am sending them a hand written note.  I found some nice cards at Sam's Club and it really doesn't take that long to write a note and address the envelope.  I also send out Christmas cards to former clients and potential clients.

Joe- Keeping in touch is so important.  I agree about maintaining is easier and far less expensive than creating new clients.

Referrals are always good and you need to stay on top your past clients lest they forget you.

Kim,

In Real Estate we should build customers for life.  Unfortunately, so few agents do.  They are out for that single transaction...go to closing and never look back again. The next day they are out beating the street for that next customer.  Every person you come in contact with and every customer that you do business with, should be considered a customer for life!

Denise- Staying with clients is so much easier than chasing after a new client.  You have all ready proven yourself and they know you do a good job.

Carole- Thank you for the wishes for more referrals.  I am truly humbled and honored when I receive them.  Kind of like getting an A in school.

Sandy- I know many agents who close the deal and walk away.  Thanks to them, I just listed one property, spoken with another home owner and have appointments with two others all in my neighborhood!

Keep on doing what you've done.  Your ship is arriving in harbor.  I had a broker that left me with these works that I imprinted into my heart, "you can't work without being paid".  Sometime in the past you did some work, not you are being rewarded for your efforts.
