Believe it or not, some areas have seen a switch in the market and some buyers are finding themselves in bidding wars for their dream homes.

The real estate market is heating up with first time buyers getting into the market, home owners looking to move to larger homes and for some to purchase second homes. It is also an opportunity for many former home owners to get back into homeownership.

Whatever the reason, it is important to make an offer that stands out among the others. Here are a few tips to help your offer rise above the rest.

Keep your offer simple and straightforward. In a seller’s market where there could be lots of competition, you should not get too hung up on the smaller issues that may bog down your offer. An example would be instead of putting a repair demand in the offer, exclude it and make the repair yourself. While doing this to simplify your offer, don’t neglect the important things you really want in your offer.

Try writing an offer letter. This is not a necessity, but it is an opportunity to let the sellers know why you want to buy their home and how you will utilize your home. You don’t want to sound arrogant or insincere; you want to let them know that the house is the one you really want. You can let them know about your family and why you think your family is a good fit for the home and that you are willing and able to move quickly.

Personal Delivery. Real estate – as with many businesses – is about relationships, having our agent submit your offer in person may be old fashioned, but the gesture will go a long way with the listing agent. While meeting the listing agent, your agent can build up you and your offer, leaving a good impression with the selling agent that they will express to the sellers.

Loan Officer Follow-Up. It’s also a good idea to have your loan officer contact the listing agent to the agent that you are a qualified buyer and ready to close the deal.

Most importantly, you must be ready to act quickly when putting in an offer and when the time comes to close.
