spring is in the airThe response to this Question from Homeowners has prompted me to address the same issue which is also on the minds of many homebuyers

Although, the notion that you can buy a home for NO MONEY down has come under intense pressure in recent months, buyers have always wondered about what the REAL outlay would be when they decide to purchase a home.

First of all, it IS possible to buy a home which nets you ZERO out of pocket expense in the END...at the Closing Table IF you qualify for a mortgage which allows the homeowner to assist with the down payment and closing costs.

However, even with this type of a mortgage, there will likely be some outlay of funds between the time where you identify your home and when the deal is negotiated and paperwork for the transfer of ownership is completed. It's always better to be prepared than to find yourself facing unexpected strain because you were not informed about real and incidental costs which are often a part of the home buying process.

In this short series, we will cover some of these potential costs which you should be aware of.

TIME & GAS:  Your time is valuable.  Trying to locate the right home can be a time consuming process.  Driving through neighborhoods, scouring the newspaper, searching online and learning all you can about the home purchasing process can be exhausting.  There is a better way

The most efficient way to facilitate the home purchasing process is to register for a FREE Customized Home Search.  This search is designed around a comprehensive understanding of what you are interested in and includes a customized profile detailing the areas you would like, the number of rooms, baths, amenities, and a host of other specific criteria.

In addition, many of the homes will also feature a media tour which allows you to preview the homes before you drive your car to see them.  This saves you gas; with gas prices increasing everyday, working with a FREE Customized Home Search is best way to be effective in LOCATING the right home QUICKLY.

At Audu Real Estate, we set up and monitor your Customized Home Search to ensure that you receive homes which are appropriate for the criteria you have indicated an interest in.  Your customized Home Search is set up after a meeting in which we answer questions you may have about the process and provide you with a lot of Valuable information about the home purchasing process.  This No Obligation appointment is an important first step in starting your home search in the most efficient and effective way.

4 Comments on What's It Gonna Cost to BUY A Home in Grand Rapids, Michigan? (Part 1)

Lola, at the cost of gas these days, that can be very costly especially if it takes several weeks of looking at houses before you find the right one.  One other expense that is not covered by Seller Paid Costs is a Home Inspection.

Hi George, Thanks for stopping by.  You're right about the Home Inspection.  We're covering that in Part 2.  I'd be interested in knowing if I covered everything that might be a Mortgage expense.  Thanks.

Lola, I recently touched on this subject myself (about the truth in advertising with "Zero Down" not meaning "Zero out of pocket")

I've enjoyed your articles on this today and thank you for bringing to light to consumers that there are costs associated with purchasing a home, regardless what the teaser ads tell them.

Hi Kris, Thanks for stopping by to read and comment.  Many first time home buyers are confused about what NO money down means.  Most do suspect that there is a catch...somewhere.
