Do you want a way to secure more listings?  Do this:  print 500-1,000 of your cards every time you take a new listing.  Why, you ask?  Flip the card over and you'll see why.  On the back of your card, you will find a glorious picture of your new listing with it's address as a .com printed right on top of the picture.

You simply create a website for your new listing (I'll teach you how in just a moment), and advertise it on the back of your card.  Have these cards handy at every open house, leave them behind every time you show property, send them to prospects, give a stack to the sellers, leave a stack at the house.  The other Sellers will wonder why their agent is not promoting their home as aggressively as you are promoting your listings.   Prospective Sellers will also take note.  These cards will be saved and when the time to sell rolls along, guess who'll get the call:  YOU!

For under $ 15 you can have 1,000 of these cards printed at GotPrint.com.  You can also check out VistaPrint.com for some decent prices.

Create a one property Website.  Just go to RealBird.com, and create an awesome flyer.  Buy the .com for your listing's address and connect it to the flyer (see my example of it at www.ThePalmson5th.com).  You now have a one listing Website for under $ 15.  When you sell the home you can gift the website to the new owners.  They can now direct all their friends and relatives to the website to show off their new home.  All their friends and relatives will now have your mug shot, your address, phone numbers and link to your website and your blog.  Guess who they'll call when they need to buy or sell Real Estate?

By the way, give a generous amount of those business cards/listing presentation cards to the new owners, so they can send them to friends and relatives.  They will be happy to send them to all their friends and relatives, to show off their new home and they will inadvertently be promoting YOU!  Is this pure genius, or what?

We all know that one of the best ways to garner new listings are the "Just Sold" cards you send to the neighbors after the sale.  The "Just Listed" cards with nothing but the picture of the new listing and the .com for that listing will work wonders too.  VistaPrint and GotPrint.com are good avenues for those also.

That's a great idea.  I have one question though. Is it an ethical violation to have that information on your card and leave it behind when you show a house?  I'm still relatively new to real estate and not real sure how that all works yet.

I liked your article. I do something similar. But rather than print the business cards, I create a tent card for the property. It has a picture of the property with a small write-up about it. You can create this on Publisher and actually I think you can do it through Avey labels (you can download their templates for free). These can be created right from your computer for essentially no cost. I give them to the homeowner. They can be used in the same manner as you referenced. Leave them on the table at restaurants, give them to co-workers etc. It has all your contact info and it makes selling the home a team effort.

Good ideas, but can be overkill for some listing as the property could be sold and you need a good management system if your a heavy lister.

I favor tailoring the marketing to a specific property and sellers needs and not using a one size fit all approach.

If you can incorporate it to work in harmony with your other marketing avenues, let her rip and more power to you.

Dear "Newish", 

Here is an idea:  focus on getting your first listing.  Call on expireds, FSBO's etc, direct market, whatever.  Get all your ducks in a row with the CMA, net-sheet, etc.  Buy the .com or the .info for that address before you go into your listing presentation.  The sellers will be impressed, and since you already own the .com for their home, they'll have one more very good reason to list with you.

Another great idea is to buy the .com for the neighborhood.  You make one rider and as you sell the properties and get the new ones, you just move the rider around.  Easy to remember and you can make that your "Featured" listing, even if you have a multitude of listings in that neighborhood. 

Meris, I hope this helps you garner your first listing by the end of next week! 

By the way, GoDaddy is having a .99 cents blow-out sale on many of their .info domain names today.  I just bought over $ 100 of them, which I will link to my listings.

Good luck Meris!  Remember, if you don't list, you don't last!  At least 50% of your business should be in listings.

Ok, so I have heard of this idea before and likes it, i tried to do laser printed labels so I could put them on my cards. I hadn't thought of printing thm on their own cards. Thanks for that idea. As far as giving a bunch of stuff to the new owners. I'm not sure on this idea yet. I know we can but I would think if you start marketing to the other agent's clients after the sale either they will find out because their buyer may tell them or not, but it seems you could make some enemies if you start following up with other agents clients.

Hi Myrtle...Great idea. Here something you can add to your promotion, put a post here in The Rain using the street address in the post heading. In a very short time you'll be at the top of the page on Google. Be sure to put links to the listing in your post to your web site, virtual tour, etc, and put a sign topper on your For Sale sign:"Google This Address" Sellers love it.

Great Idea!  Thank you for sharing.  Business cards are the cheapest form of advertising!  I can testify to that: I got a call from someone who held on to my business card for 5 years, yes, 5 years that's worth repeating!  She had come my open house--took my card, never heard from her until one day when she calls me to list her home, which sold and closed escrow in 2 weeks!  (in case you are wondering it was an all cash, no contingency offer, and they 4 offers!)

Hi Mirela,

Putting the information on the back of your business cards that hopefully will be saved long after a mailed postcard, amazing idea!  One step further worth mentioning, and you have probably already done so in another post, is to add the single property address on your sign rider out front, and printed stickers on other marketing materials as appropriate.

One more tip:  post a blog here with the address of the property as the title, tag it as such, then watch it make front page on Google.  Then get a rider that simply says "Google this property address".

These are GREAT ideas - I've started single property sites with epropertysites.comand they are $10 with one of their many domain options, or for a few bucks you can do a GoDaddy.com version.  The business cards has given me an additional idea to leverage our efforts more.

I use another vendor for this fabulous idea.  Here's an example:  www.golfatsummerglen.com There are lots of templates and the link for Listing Promoter is at the bottom of the page.  I like it because it has quite a bit of area information.  If you check out the link, I didn't use the address for two reasons, it's a weird address and because the property is on the golf course, the URL I selected worked just fine. 

I love the tip about printing extra business cards with the URL on the back for the property.  Sellers will pass them out everywhere!  Brilliant!  Thanks for the great tip!
