I once got an e-mail from a buyer who wanted to live in a particularly upscale and desirable part of town. Now understand that in this particulat area, the average price of a vacant home lot started at $250,000. The e-mail I got sounded something like:
“Hi Kerry,
We need a house that has at least 3 bedrooms and 2 baths on the same level, it must have more than 1800 sq/ft of living space and have no less than a 2 car garage…”
OK, so far so good until..
“and it cannot be priced over $85,000.”
They had me right up until $85,000. DONE! As a buyer, if you contact a real estate agent and have a list of “wants” as long as your arm, but are unrealistic about what those “wants” will cost you, I promise you that the agent will be on the other end of the telephone line rolling their eyes back into their head.
Yes, everyone wants that “deal” out there, but if you don’t know your market, you will have absolutely no chance in getting anything that you want. TRUTH!
You simply must know your market and approximately what your dollars will buy you. If you don’t know the market, that’s OK, find yourself a great real estate agent that will help educate you about said market. Don’t worry, we do it all the time, BUT if you come out of the chute with completely uneducated expectations, you will not be taken seriously, and finding a great agent to work with will not be easy.
