Would you have made that referral?

Yesterday, I was contacted by someone who had an offer in escrow and whose loan had not been approved. Without going into all the ins and outs, this was not a normal loan and they were looking for a hard money lender to make it happen.

When the loan fell through, they were asking around to see who could help them get it.

AND MY NAME KEPT COMING UP.

Here are 3 key points:

1. Keep in mind that I am a REAL ESTATE BROKER and have nothing to do with lending.

2. For MY CLIENTS, I will REFER lenders with whom I've had a good working relationship in the past.

3. I have helped CLIENTS who had difficult transactions, and gotten them through closing successfully.

Several other points:

1. My name is easy to find on GOOGLE. Try it, click on my name: HELLA ROTHWELL

2. I've had a lot of appraisers call me because of the VARIETY OF LISTINGS I've had including commercial, and vacant land. They will call me when they can't find comps. And with them I will happily share information, after all, why not? I'm in the relationship building business.

3. My clients have been great at REFERRING ME, to a point where even their neighbors and friends will refer me sight unseen.

4. I believe this is due to excellent customer service, and I will bend backwards to make a deal go through (you know what I mean, including all legal and aboveboard). No transaction is too small or too large, or too complicated. Once I take you as a client, I'm there for you.

BUT WHAT I WON'T DO:

1. Is give that excellent customer service to someone who is NOT MY CLIENT. You have to commit to me, just like I will commit to you.

2. And I most certainly will not give that customer service to a CUSTOMER who is ALREADY COMMITTED TO ANOTHER AGENT.

There are several reasons for that, and high on the list is:

LIABILITY, BOTH MONETARY AND TO MY REPUTATION.

Sure, I COULD hand out a list of VENDORS with whom I have worked with successfully in the past. But what if something went wrong? What if the other agent doesn't have the follow-through I have? Now, possibly the deal doesn't come through: I'M THE BAD GUY.

SORRY, MR. CUSTOMER, YOU SHOULD HAVE COME TO ME FIRST - I'M EASY TO FIND.

Amen.  We tell folks daily who are using any one of our incredible websites if they are already working with an agent but using our sites because their agents isn't so informative, they need to work with the agent they selected.

Hella, That's something people seem to fail to understand.  If your agent doesn't know, but you're working with them, there's not much we can do for you.  We have it happen with our patio home niche.  They find our posts and then call when their agent doesn't have the specialized knowledge they need.  Unfortunately, we can't cross that line.

Jane Peters - It sounds like a challenge I would like to handle. I just hope that this "customer" doesn't give up just because his current agent can't help him.

Noah Seidenberg - I've learned a long time ago that jumping in and helping another agent. Somehow, it always comes back to bite you.

Kevin B. Tolbert PA Team - We just put ourselves into an unethical position if we advise other agents clients, in my opinion. Plus, you would think that the other agent would become involved in finding another lender who COULD help his client. If the agent called and I felt I wanted to get involved, maybe we could co-broker the client, for example.

Hella - it is great to be known as a giver.  I am too.  But by giving it does not mean that we are fools.  There is a value to being our client.  You expressed the point very well.

Their agent should have given them a referral.  If they did not know one, they should be helping their client find one.

Grant Schneider - You put that very well. Why give away our services so that another agent will look good? That agent should have his/her own resources. But overall, I believe there are liability issues involved. I don't mind sticking my neck out for MY client, but not for someone else's.

Christine Yedo Johnson - My feeling exactly. That's why we represent clients, not "customers" who have no loyalty to us.

I agree.  I'll help most anyone, and when they belong to someone else in the business as a client, I am stepping on toes when I do the other agent's job.  If you fire you agent, then feel free to give me a call.  I can help.  If you don't have an agent yet and are shopping, sure call me.  This goes for showing properties and getting information on properties as well.  Really willing to help and also know when I am stepping on someone else's toes if I do so.

Anna Matsunaga - I do not take on another agent's problems, therein lies not only liability but an ethics violation

Gordon Wood - I just did not see an upside with another agent already having the client in escrow. If it falls out of escrow and the now customer contacts me, that's another story. 

Will Nesbitt - There was lots of think about when I was contacted, but I decided, "not my client, sorry can't help".
