Yesterday, I was contacted by someone who had an offer in escrow and whose loan had not been approved. Without going into all the ins and outs, this was not a normal loan and they were looking for a hard money lender to make it happen.
When the loan fell through, they were asking around to see who could help them get it.
AND MY NAME KEPT COMING UP.
Here are 3 key points:
1. Keep in mind that I am a REAL ESTATE BROKER and have nothing to do with lending.
2. For MY CLIENTS, I will REFER lenders with whom I've had a good working relationship in the past.
3. I have helped CLIENTS who had difficult transactions, and gotten them through closing successfully.
Several other points:
1. My name is easy to find on GOOGLE. Try it, click on my name: HELLA ROTHWELL
2. I've had a lot of appraisers call me because of the VARIETY OF LISTINGS I've had including commercial, and vacant land. They will call me when they can't find comps. And with them I will happily share information, after all, why not? I'm in the relationship building business.
3. My clients have been great at REFERRING ME, to a point where even their neighbors and friends will refer me sight unseen.
4. I believe this is due to excellent customer service, and I will bend backwards to make a deal go through (you know what I mean, including all legal and aboveboard). No transaction is too small or too large, or too complicated. Once I take you as a client, I'm there for you.
BUT WHAT I WON'T DO:
1. Is give that excellent customer service to someone who is NOT MY CLIENT. You have to commit to me, just like I will commit to you.
2. And I most certainly will not give that customer service to a CUSTOMER who is ALREADY COMMITTED TO ANOTHER AGENT.
There are several reasons for that, and high on the list is:
LIABILITY, BOTH MONETARY AND TO MY REPUTATION.
Sure, I COULD hand out a list of VENDORS with whom I have worked with successfully in the past. But what if something went wrong? What if the other agent doesn't have the follow-through I have? Now, possibly the deal doesn't come through: I'M THE BAD GUY.
SORRY, MR. CUSTOMER, YOU SHOULD HAVE COME TO ME FIRST - I'M EASY TO FIND.
