Going it alone is a B-a-a-a-a-a-d idea!
I received an email from a couple who I had been helping to get to know the local area better by sending available homes on the market.
I had set them up with an account, continued to send local information with the agreement they would plan a trip and we would venture out together to realize their real estate goals.

We all know what happens when potential home buyers go directly to a builder, agents do not get paid for any efforts leading up to that point!
Besides, proceeding on their own may not be such a good idea for the following reasons.
- There is zero room for negotiation when buyers represent themselves!
- Most builders have their own REPC for New Construction and it may give them an advantage regarding terms and conditions.
- A developer or builder represents their own interests and not necessarily the consumer looking to purchase from them.
- The builder guides the transaction from start to finish, causing the buyers to follow along.
- No one will show up at the build-site for the out-of-area buyer to take photos and report the progress of the construction.
- When the price goes up unexpectedly because of builder miscalculations or cost of materials, it will be transferred to the buyer.
- Buyer must pay up or all construction stops completely until buyer satisfies the extra cost.
There are so many more reasons to hire an experienced real estate agent who takes home buyer client representation to a higher level. Otherwise, it can be a b-a-a-a-a-a-d experience when going it alone!
