With an average agent they put the property into MLS after taking some pictures and writing up a short description. They depend on the IDX of their local MLS to distribute the MLS content to all the consumer sites like Trulia, Zillow, Realtor.com and all the rest of the agencies that are signed up to receive the IDX feed from the MLS. These average agents proudly state that they will promote your property on 400 sites or so, when they really have just put the listing into the MLS which is their job.  Jeez, talk about puffery.

Larry - you are right.  Those who say they promote on 400 sites should be called on it.  Marketing is a campaign of many media sources and networking and, of course, story telling.  That is what I like about videos.

Larry - 400 sites isn't the key in getting the home SOLD. Professional agents know what works in their market. High quality tours with a perfectly conditioned and staged home make a huge difference in my market. Most agents do not not do this, which still surprises me.  You are right on the money!

This is a great post about marketing. It is so much more than just making sure the listing is showing up on a ton of websites. That's not going to get the property sold. It is the rest of the effort we put in that makes the difference.

Thank you for your responses.  The key in todays real estate world is to stop waiting for the Buyer to come to you after you have posted on the MLS. Go get them using content with search terms embedded, great agents know this and close far more deals.
