City down payment assistance programs have been helping many would be buyers bridge the down payment gap.  These programs may now be in jeopardy.

The changes in the real estate market are being felt at all levels.  This includes local City and County budgets, the source of funding for many of these down payment programs.

As we move into the Spring, City officials have begun the process of planning the next fiscal year's budget.  The typical fiscal year runs from July-June.  With less money coming in, there will be less money to give out.

The City of Walnut Creek, Ca has a Down Payment Assistance Program that will assist buyers with 17% of their down payment up to $65,000.  As of March 28th, 2008 they still have over $300,000 to assist buyer with.  That's a BIG Easter egg sitting there.

Just next door the City of Concordhas consolidated many of its City Housing Staff and has farmed out the processing of the City Home Rehabilitation Loans to the County.

Time is running out to take advantage of these programs.  Check your Cities Housing Department's web page for details about their First Time Buyer Programs and Housing Rehabilitation Loans.

This is also true in Rochester.  This money is in danger of disappearing due to a budget shortfall.  Homebuyers need to take advantage as soon as possible.
