Compass Home Group, your #1 Harford County Real Estate Agent is committed to keeping our friends, family, past and presents clients knowledgeable on market conditions in our County.  Numbers were published today so here were go again!  For the month of August in Harford County, 243 homes settled with new homeowners ready to move in.  This number dropped 9.33% from the same time last year, 2013, and 18.46% from last month.  The month over month change is pretty normal with new school starting, but year over year number popped out to us for a second.  Our minds were eased when we saw that 185 properties went under contract in August, up 11.45% from last year, AND up 17.83% from last month!  Settlements may have decreased slightly, but buyers are out there buying!!

Of the homes that have sold the average sales price in Harford County was $273,621, up 5.38% from last year which should make most homeowners happy as pricing goes up.  Currently, 1,513 homes are active on the Harford County Real Estate market, up 23.51% from the same time last year!  Along the same lines, 444 new homes were added to the market last month, up 5.46% from last year, but dropping 4.52% from last month as the market slows a little into the fall months.  At this time, this is not a bad thing!!  We are continuing to hover right around 6 months of housing inventory in our market.  National Association of Realtors, calls this a balanced market, meaning there is enough inventory for steady appreciation, meaning no HUGE price drops, or HUGE price gains either.  We are in a healthy market for buyers and sellers to come together on a purchase.  We can see this when we look at days on market dropping down to 76 days!  Now remember, it's an average of 76 days meaning an average home, priced well.  Make sure your realtor is pricing your home ahead of the market to make sure your home generates traffic and hopefully more than one offer!  We are seeing multiple offers come in on homes regularly right now.
